Bellerive Hoi An Hotel & Spa, which trades as Bellerive Hoi An Resort and Spa, is a 178-key independent resort on the De Vong river near Cua Dai beach in Hoi An. It opened in 2022 and was recognised as five-star by the Vietnam National Authority of Tourism in May 2024. The developer and owner is The Calico Co., Ltd, according to its architect, and we found no international brand or third-party operator. For owners and operators, it is a test of whether an independent five-star can win groups and events in a Hoi An market led by global brands.

Rooms and facilities
Rooms
The resort has 170 rooms and 8 villas, the national register’s 178 in total. Most rooms are in the six-storey hotel block. The villas, with two or three bedrooms and private pools, sit at the south of the site. Room types run from Deluxe Garden and Deluxe River to junior, executive and family suites, a penthouse and the villas. The architect’s project page gives 175 rooms, which may reflect the design stage.

Two restaurants and several bars, according to the resort. Its five-star announcement highlights a large restaurant themed on the local fishing village.

Design
AVA Architects took the roof form from upturned wooden boats and local fishing-village life. The building uses unfired bricks, natural stone, concrete and glass. AVA says the project won Gold for Best Hospitality Design at the VMark Vietnam Design Award 2026.
Location
The resort is on the lower Thu Bon, where the De Vong river meets the sea at Cua Dai, opposite the Cam Thanh coconut forest. Cua Dai beach is a five-minute walk and the Old Town 6.6 kilometres away, the resort says. The resort describes the setting as part of the buffer zone of the Cu Lao Cham World Biosphere Reserve. Since Quang Nam merged into Da Nang in July 2025, the address has been Hoi An Dong Ward, Da Nang City. Older listings use Cua Dai Ward, Hoi An City, Quang Nam.
Hoi An’s five-star market is largely branded. In our hotel database, the wider Hoi An area, including Nam Hoi An, has 24 operating five-star hotels and resorts. The 18 with published room counts total 4,854 rooms, with a median of 190, so Bellerive is close to a typical size. Neighbours include Four Seasons Resort The Nam Hai, Renaissance Hoi An Resort & Spa (owned by Vinpearl), Vignette Collection Moire Hoi An and Namia River Retreat, an SLH hotel.

What it means for owners and operators
1. Independent five-stars sell on groups, not brand
Without a loyalty programme behind it, Bellerive leans on meetings and incentive groups, with 450 square metres of meeting space for up to 300. Our view: that is a sensible position for an independent of this size in Hoi An, where branded resorts own the international leisure channel.
2. A soft brand would be the obvious next step
Owners of independent five-stars in Hoi An regularly hear from soft brands and collections, and neighbours already include Vignette Collection and SLH. Our view: Bellerive’s design-led product would fit that model, but there is no sign of a deal.
3. The rating took two years
The resort opened in 2022 and received its five-star rating in May 2024. New owners in Vietnam should plan for the official rating to come well after opening, and should not price as a five-star before it arrives.
