Capella Hanoi is a 47-key luxury hotel a short walk from the Hanoi Opera House and Hoan Kiem Lake. Sun Group developed it and owns it, and Capella Hotel Group has run it since it opened in March 2021. It is Capella’s only hotel in Vietnam. For owners and operators, the hotel matters because of its size. With 47 keys it holds three MICHELIN Keys, the top level, while the 358-room Metropole holds two. In Hanoi, a small hotel now sets the top of the market.

Owner and operator
Sun Group built Capella Hanoi as a city-centre trophy next to its resort portfolio, and its hotel arm, Sun Hospitality Group, describes itself as the owner. The deal followed the group’s usual model: own the real estate, hire Bill Bensley for design, and bring in an international operator for the brand and the guests. Our Sun Group profile lists the rest of the portfolio, from JW Marriott Phu Quoc to Hôtel de la Coupole in Sa Pa.
Capella Hotel Group runs the hotel under a management agreement. Neither side publishes the fee terms, or rate and occupancy for the hotel.
Rooms and product
| Product | Detail |
|---|---|
| Rooms | 47, each styled on an opera artist, composer or designer |
| Top suites | Four Opera Suites with terraces over the street |
| Room size | 35 sq m to 194 sq m |
| Dining | Four venues for a 47-key hotel, aimed at local diners as much as guests |
| Events | Private dining and small events only |
The ratio is the point. Four food and drink venues for 47 keys only works if the city comes in. That is how a hotel this small builds a brand in Hanoi without a ballroom.
How it benchmarks in Hanoi
| Capella Hanoi | Sofitel Legend Metropole Hanoi | |
|---|---|---|
| Keys | 47 | 358 (103 Heritage Wing, 255 Opera Wing) |
| Opened | 2021 | 1901 |
| Operator | Capella | Accor (Sofitel Legend) |
| MICHELIN Keys 2026 | Three (kept) | Two (promoted) |
| Recent capex | Not disclosed | Both wings refreshed in under three years |
Room counts come from each hotel. We do not publish rack rates, which change by date and channel.
Our view: the two hotels are not really competing for the same guest. The Metropole sells history and has the scale for groups, weddings and state visits. Capella sells scarcity. With 47 keys, it only needs a small number of high-paying guests each night to fill. That is why it can hold the highest rate in the city.
Why it matters for Hanoi
Hanoi’s top end is growing. Five-star rates in the city jumped from about US$185 to US$230 in one quarter as new brands opened, as we covered in our Ho Chi Minh City rates analysis. The city also has a target that would double its upscale rooms by 2030, which we set out in our Hanoi upscale rooms piece. More supply puts pressure on the middle of the luxury market, not on the top.
What it means for you
1. Hanoi luxury owners: don’t price against Capella
Capella’s rate reflects 47 keys and three Keys. A 200-room hotel that tries to match it will lose occupancy. Benchmark against the Metropole and the new branded arrivals instead.
2. Developers: small can be the better asset
In a historic centre with little land, a 40 to 60-key luxury hotel with strong F&B can earn more per square metre than a larger building. Plan the restaurants as part of the revenue, not as a cost.
3. Operators: design is part of the brand promise
Bensley’s design is a big part of why guests book Capella Hanoi. Owners who copy the look without the service will get the cost without the rate.
4. Sun Group watchers: a city trophy next to the resorts
Capella Hanoi gives Sun Group a Hanoi showcase with a top international ranking. Expect the group to use it when it sells its resort and APEC-linked projects.
