Sheraton Nha Trang is the 30-storey Sheraton Nha Trang Hotel & Spa at 26–28 Tran Phu, run by Marriott International. It opened in 2010 as Nha Trang’s first international five-star flag, and Marriott lists 280 rooms and suites today. For owners and operators, Sheraton Nha Trang matters as half of the branded benchmark on the central beachfront. Together with InterContinental Nha Trang a short walk away, it shows what a global flag can charge on Tran Phu while Chinese and Korean demand moves underneath.

Owner and operator
Dong Hai developed the hotel and still holds it. At the 2010 grand opening its chairman was Tran Le Nguyen, the businessman best known for the KIDO food group. Starwood opened and ran the hotel; Marriott took over the Sheraton brand, and this hotel, when it bought Starwood in 2016.
Control of Dong Hai has moved twice that we can trace from business-registration filings reported in the Vietnamese press:
| Date | Owner of Dong Hai | What changed |
|---|---|---|
| 2010 | Joint-stock company chaired by Tran Le Nguyen | Developer at opening |
| October 2018 | Cypress Assets Limited (British Virgin Islands), 100% | Converted to a limited company; charter capital just over VND 945bn |
| 26 July 2019 | Công ty CP Xây dựng Hạ tầng Đô thị Toàn Cầu (Hanoi) | Change of owner; new legal representative |
Vietnamese business press reported in September 2019 that the 2019 buyer shared its head office address, tax code and legal representative with BRG Group’s Hanoi urban infrastructure arm. The same person also became general director at the company that owns Sheraton Grand Danang Resort, which BRG lists among its projects. Neither side has disclosed a price. A public LinkedIn post about BRG Hospitality has since listed Sheraton Nha Trang in the group’s portfolio, but we have not seen a formal BRG filing that names it.
Our view: for a buyer or lender, the hotel is a clean brand story with a less clean paper trail. Confirm the current enterprise registration, the land-use certificate and any pledge over the asset before pricing a deal or a contract renewal. Do not rely on press inference.
Rooms and product
Marriott’s current listing gives 280 rooms and suites. Starwood’s 2010 opening release and Khanh Hoa provincial press both said 284 rooms. Knauf’s project case study says 285. We use 280 as the current count and flag the others.
The hotel was built as a city-beach tower: almost every room faces the bay, with a pool deck, spa, club lounge and a ballroom. Starwood called it a 340-square-metre grand ballroom at opening. It also opened with what provincial press called Vietnam’s first in-hotel cooking school.
| Product line | Detail |
|---|---|
| Rooms | 280 rooms and suites, per current Marriott listing |
| MICE | Ballroom (340 sq m at opening) and meeting rooms |
| Wellness | Spa, outdoor pool, fitness centre |
| Loyalty | Marriott Bonvoy, the network’s main draw for international demand |
How it benchmarks against InterContinental Nha Trang
Both hotels sit on the same short stretch of Tran Phu and sell to the same mix of Korean, Chinese, domestic and MICE demand. The difference is in loyalty network and age, not location.
| Sheraton Nha Trang | InterContinental Nha Trang | |
|---|---|---|
| Address | 26–28 Tran Phu | 32–34 Tran Phu |
| Opened | 2010 | 2014 |
| Keys | 280 | 277 |
| Operator | Marriott (Sheraton) | IHG (InterContinental) |
| Loyalty programme | Marriott Bonvoy | IHG One Rewards |
| Brand tier | Upper upscale | Luxury |
| Owner on record | Dong Hai (parent changed 2019) | Contested: TD Corporation vs DL Investment |
We do not publish a rack rate here. Public rates move by season and channel, and a single snapshot misleads. What matters is the gap between the two. If Sheraton prices close to InterContinental through the Chinese and Korean peaks, the strip has room for branded upscale rates. If it has to discount hard to fill a 16-year-old tower, newer independent upscale stock on Tran Phu is the real competition, not IHG.
Our view: Sheraton is the older product on the strip, so it is the first to show pressure. Watch its public BAR and Bonvoy promotions alongside visa-free Chinese tour group flows into Cam Ranh.
What it means for you
1. Neighbouring owners: track two flags, not one
Sheraton and InterContinental together set the branded ceiling on central Tran Phu. Price your hotel against both, weekly, through each Chinese and Korean peak.
2. Operators: a 2010 tower needs a capex answer
A hotel that opened in 2010 is due for a rooms and public-area refresh by brand standards. Ask what the owner has committed and when. A delayed renovation is the strip’s most likely rate gap.
3. Buyers and lenders: clear the 2019 change of control
The current parent of Dong Hai is reported, not confirmed. Pull the registry extract and land-use certificate before anything else.
4. Revenue managers: link Bonvoy to source-market mix
Bonvoy brings long-haul and regional members that tour-led hotels do not see. Track the share of loyalty nights against tour-group nights as the clearest read on pricing power.
