The Apurva Kempinski Bali is a 475-key resort that steps down a limestone cliff to the beach at Sawangan, Nusa Dua. Kempinski has run it since it opened in February 2019, and the legal owner is the Indonesian company PT Graha Alam Lestari. For owners and operators, The Apurva Kempinski Bali shows how a single-site luxury resort competes with two much larger multi-hotel neighbours. Mulia and AYANA each run several hotels on one site under their own brands. Apurva has fewer keys, an international operator and a ballroom built for state events, which is why it hosted the G20 leaders in 2022.

Owner and operator

Kempinski’s legal notice names PT Graha Alam Lestari as the entity behind the hotel. In November 2022, during the G20 summit, Bisnis Indonesia and Liputan6 both reported that the resort belongs to the family behind Wings Group, the Indonesian consumer goods group that started as a soap maker in 1948. Liputan6 said it was citing the Indonesia Tourism Development Corporation. We have not seen a filing that sets out the shareholding, so treat that ownership as reported, not confirmed.

Kempinski, a European luxury operator, runs the resort. Our view: for an Indonesian owner, choosing Kempinski over a US major buys a luxury brand with a smaller portfolio, in which a 475-key resort carries weight. The trade-off is a smaller loyalty network than Marriott Bonvoy or World of Hyatt, so more of the demand has to come from events, wholesale and direct sales.

Rooms and product

The opening release set out the mix:

Category Keys Detail
Grand Deluxe rooms 256 65–80 sq m
Junior suites (cliff-top and oceanfront) 162 Private plunge pools
Specialist suites 14 Private plunge pools
Villas (one, two and three bedrooms) 43 Up to 1,379 sq m, private pools, own lounge
Total 475

The cliff gives the resort its shape: villas and the lobby sit on top, and tiers of suites drop to a beach-level lagoon and room blocks. That layout also means most of the inventory has a view and a pool. That is how the resort sells suites above standard-room rates.

The 1,076 sq m ballroom has no pillars and looks out to sea. Kempinski’s press room shows the resort still chasing large events. In 2026 it lists a sustainability summit on 24 June and a two-day Indonesian culture festival on 16–17 August.

How it benchmarks against Mulia and AYANA

Brand model International operator (Kempinski) Own brand, several hotels on one site Own brand, several hotels on one site
Edge State events, ballroom, plunge-pool share Scale and beachfront Scale and multi-tier pricing

Mulia and AYANA counts are from their own fact sheets. We do not publish rack rates: Nusa Dua rates move sharply by season and channel.

Our view: Mulia and AYANA can sell several price points inside one gate, from standard room to villa. Apurva sells mostly at the top end in one hotel, so it relies more on group and event business to fill midweek. That is a strength in a G20-type year and a risk when government and corporate events slow.

What it means for you

1. Nusa Dua owners: the event calendar is your benchmark

Apurva’s ballroom and state-event record put it near the top of the list for large government and association events. When it is full, overflow comes to its neighbours. Track its event calendar alongside the Bali Nusa Dua Convention Center.

2. Operators: suites with pools are the product

About 60% of keys with a private pool lets a resort sell above the market without building villas. If you are planning a refurbishment, add plunge pools to suites before you add more standard rooms.

3. Developers: the next Bali luxury rooms are not in Nusa Dua

New five-star supply in Bali is heading to Ubud, Canggu and the islands, as our Bali luxury pipeline analysis shows. Our read: established Nusa Dua resorts such as Apurva face less new competition next door than resorts elsewhere on the island.

4. Buyers and lenders: confirm the owner

The legal entity is clear. The ultimate owner is reported, not filed. Confirm the shareholding and the management agreement term before pricing any deal.
