Vinpearl Can Gio will open almost everything at once. Vinpearl says its theme park, golf courses, themed hotel, boutique hotels and beach villas inside Vinhomes Green Paradise will all open on 1 July 2027, with a 10,000-guest convention centre following on 1 November. For Ho Chi Minh City’s hotel market, it is a large new leisure cluster at the city’s edge. But the transport that is meant to feed it arrives later: the high-speed rail link targets 2028 and the sea crossing to Vung Tau early 2029.
That timing, and the brand mix, tell owners where the competition will bite. Can Gio is built for weekend families and events, not for the business traveller in District 1.

The Can Gio bridge is meant to end the area’s dependence on the river ferry, Soha reported, but it has not started. Our view: the first year will rely on road and ferry access, so expect demand to cluster at weekends and on holidays. The rail link, if it opens on time, is what turns Can Gio into a same-evening trip from the city centre.
Who it competes with
The four branded hotels are mostly economy and midscale formats. With a theme park at the centre, our reading is that the core market is domestic families from Ho Chi Minh City and the south, plus groups. That is the market that drives today to Vung Tau, Ho Tram and Phan Thiet.

City-centre hotels have little to fear on rooms. The pressure point is events: a convention centre for nearly 10,000 guests gives large conferences a new option in the city from November 2027.
What it means for owners and operators
1. Coastal weekend resorts face the most direct competition
Owners in Vung Tau, Ho Tram and Phan Thiet compete for the same weekend car trip. Can Gio is closer to the city centre by distance and comes with a theme park. Our view: budget for softer weekend rate in the second half of 2027.
2. Vung Tau’s pipeline meets a new neighbour
Marriott plans three Vung Tau hotels with about 1,000 keys for 2030 under its deal with Sun Group, as covered in our Sun Group–Marriott story. The sea crossing would put Can Gio about 10 minutes from Vung Tau. The two markets may end up sharing demand rather than splitting it.
3. City hotels: watch the events calendar
From November 2027, large conferences have a new venue south of the centre. Hotels that rely on big MICE groups should track Blue Wave’s bookings, not just hotel openings.
4. Expect a staffing pull
Opening a theme park, golf, several hotels and villas on one day needs a large workforce, hired in the first half of 2027. Operators across southern Vietnam should plan for retention pressure.
