Masterise is the developer behind some of Ho Chi Minh City’s most expensive towers and Vietnam’s biggest bet on Marriott-branded residences. For operators and investors, it matters for one reason: it signs international hotel brands before it builds, and uses them to sell homes. Its four-hotel deal with Marriott makes it one of the largest new hotel owners in the country.

From apartments to branded residences

Masterise’s own timeline starts with Thao Dien Investment and the Masteri Thao Dien project in Thu Duc. It later split residential development into Masterise Homes and grew two product lines: Masteri for contemporary apartments and Lumière for the upper market.

The shift that matters for hoteliers came with branded residences:

  • Grand Marina, Saigon, on the former Ba Son shipyard, announced with Marriott as the world’s largest Marriott-branded residence project, according to Masterise.
  • The Ritz-Carlton Residences, Hanoi at 22–24 Hang Bai Street, which Masterise calls the first appearance of the Ritz-Carlton brand in Vietnam.
  • The Global City in Thu Duc, masterplanned with Foster + Partners.
  • Masterise Property Management, set up to run handed-over buildings.

The Marriott hotel pipeline

Property Location Keys Status as published
The Ritz-Carlton, Saigon District 1, Ho Chi Minh City (One Central Saigon) 231 rooms, plus a separate tower of 420 branded residences Project launched May 2026; no opening date published
JW Marriott Hotel Saigon Can Gio and Four Points by Sheraton Saigon, Can Gio Can Gio Coastal Urban Tourism Area (2,870 ha) 780 combined Planned
Co Loa Marriott Hotel Next to the National Exhibition & Convention Center, Hanoi 494 Under construction at signing

Source: Marriott International’s release on the multi-property agreement. Marriott put the total at close to 1,900 keys. The 231, 780 and 494 hotel keys add up to 1,505, so the rest presumably comes from the residence component. Marriott did not give a breakdown.

Co Loa is the clearest MICE play: about 3,000 m² of function space beside Vietnam’s largest exhibition centre. Can Gio sits in the same coastal mega-township where Vinpearl is lining up Ritz-Carlton, Marriott and IHG hotels (see our Vingroup profile and Vinpearl Can Gio note). We have not confirmed the exact land arrangement between Masterise and Vinhomes in Can Gio.

What it means for you

1. Ritz-Carlton Saigon resets the top of District 1

A 231-room Ritz-Carlton opposite Ben Thanh Market will compete directly with Park Hyatt Saigon and the other luxury hotels in District 1. Rivals should expect rate pressure and staff poaching once an opening date is set.

2. Can Gio is turning into a brand-dense cluster

Between Masterise’s JW Marriott and Four Points and Vinpearl’s planned hotels, Can Gio could hold several thousand branded keys long before it has proven demand. Owners elsewhere around Ho Chi Minh City should watch the Can Gio Bridge and expressway timelines, because demand there depends on them.

3. Hanoi MICE supply is coming to Dong Anh

The 494-key Co Loa Marriott gives the National Exhibition & Convention Center an on-site branded hotel. Central Hanoi hotels that rely on exhibition overflow should plan for it.

4. Talent and pre-opening roles

Masterise Hospitality & Entertainment plus three Marriott pre-openings means a hiring wave for senior luxury and MICE staff in both cities. Expect pressure on GM, director of sales and F&B pay.
