Novaland is one of Vietnam’s largest private developers and, through its NovaWorld townships, one of the biggest sources of future resort supply on the coast east of Ho Chi Minh City. For hotel owners, operators and investors, the question is not whether Novaland is still a big name. It is how much of its resort pipeline actually gets built and handed over, which hotel brands are attached, and how its debt restructuring changes the timeline.

How Novaland makes money, and where hotels fit
Novaland is a build-and-sell developer. Revenue comes mainly from handing over apartments, villas and shophouses. In Q2 2026 it booked VND1,341bn from property transfers and only VND168bn from services. Hotels are not the business model. They are the amenity that sells the resort villas around them.
That matters because hotel delivery follows sales and handovers. The resort townships were designed with branded hotels, water parks, golf and beach clubs as anchors. When cash dried up during the 2022–2023 bond crisis, those anchors slowed with everything else.
The resort pipeline
| Township | Units in plan | Handed over to end-2025 | Planned handovers 2026 / 2027 / 2028 |
|---|---|---|---|
| NovaWorld Phan Thiet | 18,467 | 1,486 | 443 / 2,948 / 5,533 |
| NovaWorld Ho Tram | 4,217 | 522 | 104 / 2,252 / 1,238 |
Figures are from Novaland’s January 2026 investor presentation and include projects where it is investor or developer. They are company plans, not commitments.
In 2025, NovaWorld Ho Tram handed over 98 units and NovaWorld Phan Thiet 181. The plan for 2027 is roughly ten times that. Even partial delivery would put thousands of second-home and rental-pool units onto the Phan Thiet and Ho Tram markets within two years.
Hotel anchors named by Novaland:
- Novotel Phan Thiet (Accor brand) at NovaWorld Phan Thiet, targeted to start operating in Q1 2027, according to the Q2 2026 results release. We have not seen a published key count.
- Centara Mirage Resort Mui Ne, listed in Novaland’s company timeline as a hospitality launch. We have not confirmed its current ownership.
- Azerai Can Tho Resort, named in the half-year accounts as a major tangible fixed asset.
- A wellness facility of about 5,400 m² at Phan Thiet, started in 2026 and due to open in 2027, and the Submarine Beach Club at NovaWorld Ho Tram’s Happy Beach Villas, due to open formally from Q3 2026.
Restructuring and the October 2026 capital raise
Novaland has spent three years restructuring. Key steps reported in 2026:
- International convertible bonds extended to July 2028 after an agreement with bondholders (Q2 2026 release).
- Bonus shares: more than 167 million issued in June 2026.
- Rights issue: up to 800.7 million new shares at VND10,000, one new share for every three held. Subscription runs 8 to 29 October 2026. Fully taken up, it raises about VND8,007bn, of which about VND5,950bn is earmarked for bond principal, according to the company’s plan as reported by The Investor.
- Next steps: a private placement of up to 800 million shares and a 2026 ESOP follow the rights issue.
On 6 October 2026 Novaland projected nine-month revenue above VND10,000bn and after-tax profit above VND2,800bn, about 1.5 times its full-year profit target. On the same day it publicly denied social media claims that it was bankrupt. These are company projections, not audited results.
What it means for you
1. Price Phan Thiet and Ho Tram for a supply wave, then discount it
If Novaland hands over even half its 2027 plan, the coast gains a large pool of privately owned villas, many of them rented out nightly. Independent resorts should model that rental-pool competition, then haircut it, because handover plans have slipped before.
2. Watch the Novotel opening as the real signal
A branded hotel opening on time in Q1 2027 would show that the amenity layer at NovaWorld Phan Thiet is back on track. A slip would suggest the villas will arrive before the services that make them rentable.
3. Operators: rental-pool and villa management is the opportunity
Thousands of handed-over units need someone to manage, market and service them. Operators with villa and residence platforms should be talking to owner associations as handovers ramp up.
4. Treat the rights issue as the swing factor
The outcome on 29 October decides how fast bonds are repaid and construction funded. Lenders and owners with exposure to NovaWorld contractors should track take-up closely.
FAQ
Who owns Novaland?
It is listed on HOSE (NVL). At 30 June 2026 NovaGroup held 21.98% and Diamond Properties 7.54%, with the rest held by other shareholders. Diamond Properties sold about 2.58 million shares in October, taking it to about 7.43%.
Who is Novaland’s chairman?
Bui Cao Nhat Quan, appointed on 23 April 2026. Founder Bui Thanh Nhon chaired the board before that.
Does Novaland operate hotels?
Not as a core business. It develops resort townships and works with hotel brands. Novotel Phan Thiet (Accor) is the next scheduled opening, targeted for Q1 2027.
What is NovaWorld?
Novaland’s resort-property brand. The main projects are NovaWorld Phan Thiet in Binh Thuan and NovaWorld Ho Tram on the coast south-east of Ho Chi Minh City, plus the planned NovaWorld Mui Ne.
Is Novaland bankrupt?
No. On 6 October 2026 the company called those reports false, and it is raising equity and restructuring its debt. Its finances remain stretched, with inventory making up most of its assets.
How does Novaland compare with Vingroup and Sun Group?
All three build large resort destinations. Vingroup runs its hotels through Vinpearl and international operators, and Sun Group owns and operates a large hotel and leisure estate. Novaland mainly sells resort property and brings in hotel brands as anchors.
Sources and method
Novaland Q2 2026 results release (30 July 2026), interim consolidated financial statements for H1 2026, January 2026 investor presentation and company profile; Novaland’s 6 October 2026 statement as reported by Chinhphu.vn; rights issue terms as reported by The Investor; Diamond Properties share sale as reported by the press.
Gaps: Novotel Phan Thiet key count; current ownership of Centara Mirage Resort Mui Ne; final rights issue take-up. The 30 June charter capital in the accounts (VND22,345bn) differs from the “nearly VND24,021bn” in the results release after the June bonus issue, so we do not state a single figure.
