Capella Bangkok is a 101-key luxury hotel on the Chao Phraya River, part of Country Group Development’s Chao Phraya Estate on Charoen Krung Road. Capella Hotels and Resorts has run it since it opened in October 2020. The owner is Bound and Beyond, a Thai listed company that bought the hotel company from the developer in two steps in 2021–22. For owners and operators, Capella Bangkok matters because of what happened in September. The MICHELIN Guide moved it up to three Keys, level with Mandarin Oriental and The Siam. A small hotel with a two-star restaurant now sets the top of the riverside market.

Owner and operator

CGD developed Chao Phraya Estate and opened Capella and the Four Seasons in 2020. It then sold the two hotel companies to Padaeng Industry, a listed company linked to CGD’s management and major shareholders. Padaeng bought 51% first, approved by shareholders on 1 February 2021, then the remaining 49% for THB 2,695m in a second deal approved later that year. The company has since been renamed Bound and Beyond.

The 2021 shareholder circular sets out three points owners and lenders should know:

  • Land: the Crown Property Bureau agreed to lease the land directly to the hotel companies, replacing a chain of subleases through CGD. The rent is higher, but the hotels can extend for a further 25 years, from year 51 to year 75.
  • Value: an independent appraiser valued Capella at THB 4,446m on an income approach in August 2021, against THB 8,762m for the 299-room Four Seasons.
  • Debt: the hotels refinanced a THB 5,000m loan from the developer with a THB 3,000m bank line over 12 years and THB 2,000m from the developer over five.

Bound and Beyond reported 2025 hotel revenue of about THB 3.3bn across its hotels, down 4.7%, according to its management discussion. It does not publish rate or occupancy for each hotel.

Rooms and product

Product Detail
Keys 101, all with river views; rooms, suites and riverside villas
Food and drink Côte by Mauro Colagreco (two MICHELIN stars) and Phra Nakhon
Wellness Auriga spa; riverside pool
Events Small meetings and private events only

The hotel is low-rise and set back in gardens, which is unusual on a river lined with towers. That and the restaurant are what the MICHELIN inspectors rewarded.

Room counts are from each hotel or its owner’s filings. We do not publish rack rates, which change by date and channel.

Our view: the 2026 Keys change the conversation. Mandarin Oriental has been the riverside rate benchmark for decades. Capella now shares the top rating with a third of the rooms, which is the right shape for holding a very high rate. The Peninsula, at one Key, has the opposite problem: many rooms, and a rating that no longer helps it price against the two leaders.

Why it matters for Bangkok

Bangkok hotel occupancy averaged 70% in the third quarter of 2026 and the average rate fell 3.9% to THB 3,516, according to Cushman & Wakefield, as we report in our Bangkok Q3 market news. That is an all-market figure. At the top, demand is less price-sensitive, and Thailand’s high season is splitting by star rating. The luxury end is where Bangkok still has pricing power. More supply is coming on the river too: Asset World Corporation plans a 146-room Plaza Athenee there by 2028.

What it means for you

1. Riverside owners: your rate ceiling just moved

With three Keys, Capella can push rate further. Hotels just below it should not chase it. Sell what it cannot offer: larger event space, family rooms, or more inventory for groups.

2. Operators: small hotels can lead on rate

Capella has 101 keys and the highest rating on the river. Owners planning new Bangkok luxury hotels should not assume more keys means more value.

3. Lenders: one owner, two brands, one estate

Bound and Beyond owns both the Capella and the Four Seasons, on land leased from the Crown Property Bureau. Check the lease terms and how the two hotels share costs before lending to either.

4. Developers: the restaurant is part of the asset

Côte’s two stars help sell the rooms. In ultra-luxury, a signature restaurant is a revenue driver, not a cost line.
