Bangkok hotel occupancy averaged 70% in the third quarter of 2026, down from 73% in the second quarter but almost the same as a year earlier, according to Cushman & Wakefield’s Q3 Bangkok hotel report. The average daily rate fell 3.9% to THB 3,516, and RevPAR fell 5.3% to THB 2,532. Hotels held occupancy in the low season by selling Thai resident rates and in-house credit packages. That protected volume at the cost of rate. For owners and operators, the fourth quarter is the test: a run of big events that should let Bangkok push rate, if hotels have priced them early enough.

  • Arrivals: about 3% below 2025 through September
  • Biggest source markets in the quarter: China 1,290,845; Malaysia 865,808
  • Middle East: 334,331 visitors; UAE 103,670, up 30%
  • Competition: Vietnam narrowly ahead of Thailand for Chinese travellers so far this year

What happened

The quarter started weak. The Middle East conflict had cut long-haul flights and raised fares in the second quarter, according to Cushman. Arrivals recovered from July but stayed about 3% below last year.

Hotels responded by chasing domestic guests. Thai resident rates and staycation packages kept rooms full, but pulled the average rate down. Occupancy was the same as a year earlier. The average rate was also in line with Q3 2025, so the year-on-year picture is flat, not falling.

New supply: three brand firsts

Hotel Brand owner Rooms Status
Fairmont Bangkok, Sukhumvit Soi 20 Accor; owned by Asset World Corporation 416 when fully open in 2027 Soft-opened after a THB 6bn-plus acquisition and renovation
Canopy Bangkok Sukhumvit Hilton 174 Opened, new build
YOTEL Bangkok, Cloud 11 YOTEL with MQDC 250 Opening from 15 October
Plaza Athenee, riverside Asset World Corporation 146 Due 2028, a revived stalled project
Rydges and LyLo, Sukhumvit EVT Not disclosed 2028

Our view: 593 net new rooms on a base of nearly 148,000 is small. What matters is where they land. Fairmont, Canopy and the coming EVT hotels all target Sukhumvit, where upscale competition is already tight.

Deals: Thai money buys, a riverside giant waits

Sino-Pacific Trading (Thailand) bought the 411-unit Staybridge Suites Bangkok Sukhumvit in August. Sansiri Capital’s trophy fund bought The Lake Como EDITION in Italy for about EUR 200m, its first European hotel. And the 726-key Royal Orchid Sheraton on the river may come to market: its REIT manager has called unitholders together to decide its future after a debate in July over a buy-back clause.

Why it matters: Q4 is a pricing test

The fourth quarter is packed. The IMF–World Bank annual meetings are in Bangkok in mid-October. The Weeknd plays three dates, BIGBANG plays the National Stadium in November and BTS in December, each drawing about 50,000 people a night, according to Cushman. It expects the average rate to rise.

Concert demand books early. In Hanoi, fans for BIGBANG’s October shows booked hotels an average of 76 days ahead, according to Trip.com data we covered in our concert demand analysis. Our read there: hotels that loaded concert dates at normal rates sold out early and left money behind.

The split by hotel class also continues. Upscale hotels have the stronger forward bookings, while three-star and below lag, as our Thailand high season analysis showed. At the top end, Bangkok’s luxury market now has a new benchmark: Capella Bangkok was promoted to three MICHELIN Keys in September.

What it means for you

1. Revenue managers: price the event nights now

BIGBANG and BTS dates are fixed. If they are still on your normal rate grid, change them today. Use minimum stays on peak nights.

2. Owners: Thai resident rates are a low-season tool

They kept Bangkok’s occupancy up in Q3. Do not let them run into high season, when they cut into rate you could have earned.

3. Sukhumvit hotels: new upscale rivals

Fairmont, Canopy and, from 2028, two EVT hotels arrive in your area. Hold your position with your best corporate accounts before the new hotels try to win them.

4. Investors: watch the Royal Orchid Sheraton vote

A 726-key riverside hotel coming to market would be one of Bangkok’s biggest hotel deals. Its price would set a new mark for riverside assets.
