InterContinental Hanoi Westlake is a 293-key luxury hotel on Tu Hoa Street in Tay Ho, with two of its pavilions built out over West Lake. IHG has run it since it opened in December 2007. The hotel’s owner notice now names BRG Group as owner, after Malaysia’s Berjaya sold its stake in 2019. For Hanoi owners and operators, InterContinental Hanoi Westlake is the established resort-style option in a district that is getting busier. Shilla Monogram Hanoi Westlake opens nearby today, and more upscale rooms are coming.

Owner and operator

The hotel’s own website carries an owner notice. It says the hotel is owned by BRG Group and operated by InterContinental Hotels Group.

The ownership changed in 2019. Berjaya Corporation of Malaysia held 75% of T.P.C. Nghi Tam Village JSC, the company that owns the hotel. Thang Long GTC, a Vietnamese construction and furniture group, held the other 25%. Berjaya sold its 75% for about VND1,244bn (about US$53m), according to Vietnamese press reports at the time. The buyer was Hanoi Hotel Tourism Development Company, set up in October 2018. Berjaya said the price was about three times its original investment.

IHG’s role is a management agreement. It runs the hotel under the InterContinental brand and sells it through IHG One Rewards.

Key counts are from each hotel. See our coverage of Shilla Monogram’s opening and our profile of Capella Hanoi.

Our view: the old quarter and Hoan Kiem still set Hanoi’s top rates. InterContinental Hanoi Westlake competes on space and calm, not on location. That works for long-stay guests, families and weekend events. It is less of an advantage for business travellers who want to be near the city centre.

Why it matters now

West Lake is no longer a quiet alternative. LÈGACY Hanoi opened nearby in September, Shilla Monogram opens today, and Lotte runs an L7 hotel inside Lotte Mall West Lake. Hanoi also wants at least 10,000 more four- and five-star rooms by 2030, as our Hanoi upscale rooms analysis shows. Most of the new West Lake rooms are in towers. InterContinental’s low-rise pavilions on the water are a different product, and that difference is what it has to sell.

What it means for you

1. West Lake GMs: protect the event calendar

Shilla Monogram has a 620-guest ballroom. Weddings and corporate dinners are the easiest business for a new hotel to take. Secure next year’s repeat events now.

2. Owners: the setting is the asset

New towers cannot copy rooms built over the lake. Spend capital on the overwater rooms, the Sunset Bar and the lake frontage before the newer, tower-based rooms.

3. Investors: watch the West Lake ownership map

BRG owns this hotel. Two of the newer West Lake hotels, Shilla Monogram and L7, are run by Korean groups. If more upscale stock comes to market, expect both Vietnamese and Korean bidders.

4. Revenue managers: use the residences

Serviced residences hold occupancy in quiet months. Price long stays against new-build serviced apartments in Tay Ho, not against hotel rooms.
