Park Hyatt Saigon is the luxury hotel on Lam Son Square, beside the Opera House in Ho Chi Minh City’s old District 1. It opened in 2005, is owned by a foreign-invested joint venture and is run by Hyatt. For owners and operators, Park Hyatt Saigon is less a place to stay than a reference point: it sets the rate, service and F&B standard that city-centre luxury hotels in Saigon are measured against. With new five-star supply due in the same few streets by 2029, that benchmark is about to be tested.

Owner and operator
The owning company is Grand Imperial Saigon Hotel Co., Ltd, known as GISH. Thanh Nien’s 2007 account of the project says GISH received investment licence 908/GP on 6 July 1994, with US$48.5 million of investment capital and a 40-year term. At that time the Vietnamese partner was Saigon Construction Corporation, with a 30% share of legal capital, and the foreign side was Radiant Investment Limited and United Concord International. The same report says that, at the end of the joint venture, fixed assets pass to the Vietnamese side for a nominal US$1.
The project nearly failed. Construction stalled through the late 1990s and was rescued by a Vietnamese bank syndicate that lent US$31 million between 2002 and 2006, according to Thanh Nien. The hotel opened in October 2005 and later went through a shareholder dispute in the joint venture.
| Role | Party |
|---|---|
| Owner | GISH (foreign-invested joint venture) |
| Vietnamese partner (2007 report) | Saigon Construction Corporation |
| Operator | Hyatt, under the Park Hyatt brand |
We have not seen a current, published shareholding for GISH or any amendment to the licence term. If the original 40-year term still applies, it runs to 2034 by our calculation. That date matters to any buyer, lender or brand renegotiating the hotel.
Rooms and product
The hotel told Luxuo in September 2026 that it has 253 rooms, including 22 suites, from Park Rooms to a Presidential Suite. MICHELIN’s 2026 listing gives 245 rooms, and a 2014 announcement of the refit said 244. We use the hotel’s own figure and flag the gap.
The building is a newbuild in French colonial style, completed in 2005. The last full refit, announced in November 2014, closed the hotel for about 13 weeks from 3 March 2015 and carried on fitting out rooms until November 2015. The current general manager says any future investment must “build on the soul of the property rather than replace it”. No new closure or repositioning has been announced.
F&B and wellness
F&B does a lot of the work at Park Hyatt Saigon. The outlets are aimed at the city as much as at in-house guests.
| Outlet | Format |
|---|---|
| Square One | French technique with Vietnamese flavours |
| Opera | Italian |
| Park Lounge | Afternoon tea and lounge |
| 2 Lam Son | Cocktail bar |
| Pastry Boutique and Chocolaterie | Retail pastry and chocolate |
| Xuan Spa | Three treatment rooms and one double, with a 20-metre outdoor pool and fitness centre |
The hotel says about 95% of its vegetables, fruit and herbs are sourced locally. Our view: in a city where luxury room supply has been flat, a strong local F&B and events trade is what keeps a 20-year-old hotel at the top of the rate table.
How it benchmarks CBD luxury
Ho Chi Minh City’s hotel market is tight. Savills put average occupancy above 70% in the second quarter of 2026, with average rates up 20% to about VND 2.4 million, on a supply of about 17,000 rooms. Avison Young recorded five-star rates of about VND 5 million a night at 75–80% occupancy, VnExpress reported.
| Benchmark | Figure |
|---|---|
| City average occupancy, Q2 2026 (Savills) | Above 70% |
| City average room rate, Q2 2026 (Savills) | About VND 2.4 million, up 20% |
| Five-star average rate (Avison Young) | About VND 5 million |
| Five-star occupancy (Avison Young) | 75–80% |
| New four- and five-star rooms by 2029 (Savills) | About 900, almost all in the old District 1 |
That new supply lands on Park Hyatt’s doorstep. It includes the 231-room Ritz-Carlton at One Central Saigon, covered in our Masterise profile, and Nobu Hotel Ho Chi Minh City, which VnExpress lists among 2027–28 arrivals.
Awards: what they say
Park Hyatt Saigon has kept One MICHELIN Key since 2025; see our MICHELIN Key hotels in Vietnam analysis. It was named Vietnam’s Leading Hotel at the World Travel Awards 2026. In Condé Nast Traveller’s UK readers’ poll it ranked third in South-east Asia with a score of 99.01, behind two Bangkok hotels. It does not appear in the US edition’s South-east Asia top ten. We explain why the two polls differ in our Readers’ Choice 2026 analysis.
What it means for you
1. Owners of CBD luxury stock: price against the incumbent, not the newcomer
Park Hyatt Saigon has a 20-year rate history, MICHELIN recognition and a loyal F&B trade. New hotels in District 1 will open into that comparison. Expect them to buy share with launch rates and events packages.
2. Operators: F&B is the moat
With about 250 keys, the hotel’s outlets give it a local revenue base that newer, rooms-led hotels lack. Rivals that treat F&B as an amenity will struggle to match its total revenue per room.
3. Investors and lenders: read the joint-venture term
A 1994 licence with a 40-year term and a US$1 transfer clause, as reported in 2007, is a material fact for valuation. Check the current licence before pricing the asset or a management renewal.
4. Talent: a training ground for the city
Park Hyatt Saigon is hiring, including the Event Sales Manager role we list. As new luxury hotels open nearby, its staff will be the first people new hotels try to hire. Retention will become a cost line.
