Regent Phu Quoc is the upper-luxury Regent Hotels & Resorts debut in South-east Asia: an all-suites-and-villas beach resort on Long Beach, opened on 19 April 2022. The owner is BIM Land, part of BIM Group; the operator is IHG. For owners planning upscale product on Phu Quoc, Regent is less a travel review than a live case of branded luxury keys plus branded residences sitting inside a larger marina mixed-use scheme — and a rate benchmark as Sun Group’s Marriott pipeline adds thousands of rooms toward APEC 2027.

Owner and operator

BIM Land developed Regent Phu Quoc inside the Phu Quoc Marina tourism and entertainment complex. BIM Land’s opening release names BIM Group leadership at the 19 April 2022 ribbon-cutting alongside IHG’s then Managing Director for South-east Asia and Korea and the hotel’s general manager.

IHG operates the hotel under Regent, which it describes as its upper-luxury brand. The same owner–operator pair already worked together on InterContinental Phu Quoc Long Beach Resort and other BIM–IHG projects in Vietnam and Laos, according to BIM Land.

Role Party
Owner / developer BIM Land (BIM Group)
Operator IHG Hotels & Resorts
Brand Regent Hotels & Resorts
Residences developer BIM / marina developer (IHG disclaimer: not owned, developed or sold by IHG)

Rooms and product

IHG’s opening materials and BIM Land both give 176 suites and 126 villas. That is 302 hotel keys. BIM Land’s project page also prints a headline total of “342 rooms” while listing the same 176 + 126 split; 176 + 126 = 302, so we use 302 and treat 342 as unverified.

The product is all suites and villas — no standard guest rooms — with private verandas and, for villas, private pools in the design narrative IHG and BIM publish. F&B is framed as a Taste Gallery collection of six restaurants and bars; leisure includes a spa, fitness, rooftop yoga and Regent Club access.

Branded residences

Regent Residences Phu Quoc sits next to the hotel: 78 landed sea villas and 42 sky villas, per IHG’s residences page. Buyers are offered access and discounts at the hotel. IHG’s standard disclaimer applies: the residences are not owned, developed or sold by InterContinental Hotels Group PLC or its affiliates. For owners modelling branded-residence IRR on Phu Quoc, Regent is a reference deal structure, not an IHG balance-sheet asset.

Position on Phu Quoc

Long Beach is the island’s main west-coast sand strip. Regent sits in the marina precinct rather than in Sun Group’s north-island or Ruby Beach clusters. That matters for competitive sets: Regent’s peer group is other upper-luxury flags on the west coast and inside mixed-use schemes, not the midscale Hon Thom or volume city hotels.

Supply around it is rising fast. Sun Group alone plans about 17,400 Phu Quoc rooms and serviced apartments in 2026–27, and its Marriott framework targets further luxury and upper-upscale flags at Ruby Beach — see our Sun Group–Marriott APEC analysis and the Sun Group company profile. Regent’s 302 keys will not move island-wide occupancy alone; its relevance is rate integrity and residence sell-through at the top end.

What it means for you

1. Upper luxury on Phu Quoc is an owner–operator split game

BIM owns; IHG operates. Franchise or management fees, residence sales and hotel NOI sit with different parties. Owners copying the model need clear agreements on residence owners’ hotel access before launch marketing starts.

2. All-suites-and-villas caps keys and lifts ADR ambition

At 302 keys, Regent is small next to 500–800-key Marriott towers planned for Ruby Beach. The trade-off is rate and labour intensity. Our view: volume brands will set the island’s group rate floor; Regent and peers set the luxury ceiling.

3. Residences are the second P&L

120 branded residences next to 302 hotel keys is a material sell-side programme. Watch sell-out pace and rental-pool terms; they will influence how the next BIM or rival luxury project is financed.

4. APEC 2027 is a demand spike, not a permanent ADR floor

Event weeks fill luxury inventory. The harder question for Regent’s owner is 2028–29, when Sun Group’s new flags open into a larger island stock. See our Vietnam hotel market frame for island supply risk.
