Amerys Phu Quoc opened on 1 November with 113 rooms, built for families travelling with children and grandparents. The owner, KNI Group, is new to hotels: it is better known for schools and senior care. It spent more than VND600bn on the seven-floor hotel and hired Private Palace Hotels, a small European operator with German roots, to run it. For owners on Phu Quoc, Amerys Phu Quoc matters less for its size than for its strategy. It is betting on one tightly defined guest, not on the island’s general growth.

What happened

KNI Group opened the hotel with a ceremony on 1 November, according to its opening announcement. The owning company is Les Sens – Phu Quoc Hotel Services JSC, a KNI subsidiary. KNI’s chairwoman is Nguyen Thi Kieu Oanh.

Private Palace Vietnam signed the management contract on 29 July. At the time, Bizhub reported 80 guestrooms. The opening materials say 113. The difference may come from how suites and connecting rooms are counted, but KNI has not said.

Who is behind it

KNI Group was set up in 2022. It was formerly KNE Group, the investor behind the Canadian International School system in Ho Chi Minh City, according to the opening announcement. Its other projects are Ardingly College Vietnam, a British-style boarding school in Lao Cai, and Genki House, a Japanese-style day-care centre for older people in Ho Chi Minh City.

The hotel is built to sell to the same families. At the opening, KNI offered a bundle across its businesses: up to 50% off stays at Amerys, up to 50% off fees at Ardingly College Vietnam and 10% off services at Genki House, Thanh Nien reported. Summer camps with Ardingly and senior-care programmes with Genki House are planned at the hotel.

Private Palace Hotels & Resorts has its roots in a German family hotel business founded in 1992. It is a small operator next to the global brands now on Phu Quoc.

Our read

The numbers. VND600bn over 113 rooms is about VND5.3bn per room, or roughly US$200,000 at Bizhub’s conversion. That is a full-service cost for a hotel without a beachfront site. The rate has to justify it.

The niche. Most Phu Quoc hotels sell to everyone: couples, groups, families. Amerys is selling to one guest, the extended family, with kids’ facilities and elderly care under one roof. Niches can hold rate when the market is crowded. They can also limit demand in the low season.

The discount. Discounts of up to 50%, sold alongside KNI’s schools and care centre, will help fill rooms early. They will also pull down average rate. Owners should watch how much of the first year’s occupancy comes from the group’s own network.

The supply. Phu Quoc’s hotel supply is heading for 31,000 rooms as developers race to open before APEC 2027; see our report on Phu Quoc hotel supply. Park Hyatt takes its first guests on 18 December; see Park Hyatt Phu Quoc’s opening.

Our view: a first-time owner, a small European operator and a single target guest make Amerys a high-conviction bet. If it works, it is a template for Vietnamese groups with a captive customer base.

What it means for you

1. Owners on Phu Quoc

Look at whether your guest mix is too broad. A clear target guest, backed by the right facilities, is one way to stand out from 31,000 rooms.

2. Investors with other businesses

KNI is using a hotel to sell to customers it already has. Groups in education, healthcare or retail can do the same, but should count the discounts as a cost.

3. Operators

Family and multi-generation travel needs more space, more staff and more programming. Price it in, or margins will suffer.

4. Revenue managers

Track rate, not only occupancy, in the first year. Loyalty discounts can hide a weak rate.
