Park Hyatt Phu Quoc will take its first guests on 18 December, according to Hyatt, four years after its original opening date. The resort has 114 rooms and suites, 54 pool villas and an eight-bedroom manor on a 65-hectare site with 1.7 km of beach on the island’s south-west coast. BIM Land, part of BIM Group, owns it. For Phu Quoc owners, the point is density. Phu Quoc is adding thousands of rooms before APEC 2027. BIM is opening fewer than 200 units on a very large site, and that only works at a very high rate.

Four years late, and a little bigger

2019 announcement 2026 opening
Hotel keys 110 114 rooms and suites plus 54 pool villas
Residences 65 Park Hyatt Phu Quoc Residences, marketed separately by BIM Land
Opening 2022 18 December 2026

The pandemic explains part of the delay. But the opening date matters for a second reason. The resort now opens one season before APEC in November 2027, rather than into Phu Quoc’s post-Covid recovery.

Why it matters: density

Phu Quoc’s hotel stock is heading for about 31,000 rooms by 2030, from about 19,000 today, according to CBRE figures we covered in our Phu Quoc supply analysis. Most of the growth is big upscale towers. Sun Group’s Ruby Beach complex alone has more than 7,000 rooms in phase one.

Park Hyatt is the opposite model:

Resort Owner Keys Model
Park Hyatt Phu Quoc BIM Land 168 plus The Manor Low density, 65 ha
Regent Phu Quoc BIM Land 302 All suites and villas
InterContinental Phu Quoc Long Beach BIM Land 459 Large upscale resort with events
Sun Group Ruby Beach, phase one Sun Group 7,000+ High-volume towers

Our view: Park Hyatt does not compete with the volume supply. It competes with Regent, its sister hotel, and with the island’s top villa resorts for the same high-spending families and couples. BIM is spreading its luxury bets across IHG and Hyatt, which gives it two loyalty programmes feeding one island.

The residences angle

BIM Land markets Park Hyatt Phu Quoc Residences alongside the hotel. Its sales site lists two- to four-bedroom beach villas of about 1,525 sq m to 2,524 sq m. The Manor, an eight-bedroom house for multi-generation stays, shows the target guest: large wealthy families who would otherwise rent a private villa.

We have not seen whether residence owners can put their villas into a hotel rental pool. That matters for the hotel’s rate, because pooled villas add inventory.

What it means for you

1. Luxury owners on the west coast: a new rate leader arrives

Park Hyatt and Regent together set the top of the market. If you run a five-star resort nearby, do not try to match them on price. Compete on value, group capacity or a different guest.

2. Operators: the first season is the test

The resort opens in peak season, just before APEC. Strong early rates will flatter the numbers. Judge it on May and June 2027, when the island’s occupancy has fallen below 50% in the past.

3. Villa rental businesses: competition for big families

The Manor and the pool villas go after the multi-generation family market. Private villa operators should expect a branded rival with Hyatt’s loyalty programme behind it.

4. Investors: low density is a rate bet

168 units on 65 hectares needs a very high average rate to pay back. Watch Hyatt’s published rates in the first year as a guide to what Phu Quoc’s top end can hold.
