MBLand Da Nang has proposed about VND10.5trn (around US$405m) for two tourism projects, and the headline is not the hotel. The company wants to build a night-economy complex with a 400-room hotel and office block on My Khe beach, plus a resort in Hoi An. For owners and operators on My Khe, the MBLand Da Nang plan matters in two ways. The night market could open within six months of starting work. The developer has also asked to run the beach directly opposite. The 400 hotel rooms are the slower and smaller part of the story.

Key facts

  • Who: MBLand Da Nang JSC (Công ty CP MBLand Đà Nẵng)
  • Project 1: MBLand My Khe Paradise, VND5trn, 11,465 sq m site at 268 Vo Nguyen Giap, Ngu Hanh Son ward, opposite My Khe beach and the An Thuong tourist streets
  • What it includes: an 8,000 sq m night-economy area, a 10-storey hotel and office block with 400 rooms, and a new internal road from Tran Bach Dang to Vo Nguyen Giap
  • Timing: night area to start in November 2026 and welcome visitors from April 2027; hotel block to start on 30 April 2027
  • Extras requested: a self-funded footbridge over Vo Nguyen Giap to the beach, and the right to operate or bid for beach services opposite the site
  • Project 2: MBLand Retreat, VND5.5trn, a high-end resort on the Dong Na–Ben Tre urban area site in Hoi An Tay ward
  • Status: proposals under review by the city, as reported by CafeF and The Investor on 17 and 18 October

What MBLand has proposed

My Khe Paradise is planned in three phases. The night-economy area would mix international food, a seafood market, entertainment, performances and local OCOP products. The 10-storey block above a commercial podium would combine 400 hotel rooms with offices, restaurants, an events centre and art exhibition space.

The Hoi An project would turn a planned urban area into a resort built around local culture: traditional arts, bai choi folk singing and Quang Nam food such as mi Quang and cao lau. CafeF says the Hoi An scheme also includes a night-economy area and a 10-storey hotel and office block. MBLand has not published a room count for it.

MBLand My Khe Paradise MBLand Retreat
Location 268 Vo Nguyen Giap, Ngu Hanh Son, Da Nang Dong Na–Ben Tre site, Hoi An Tay ward
Investment VND5trn (about US$193m) VND5.5trn (about US$212m)
Hotel rooms 400, in a hotel and office block Not stated
Earliest start November 2026 (night area); 30 April 2027 (hotel block) After approvals

Both projects sit inside MBLand Da Nang’s plan to invest more than VND10,000bn over five years. Its first Da Nang project was The Camellia Son Tra, a 25-storey tower with 479 apartments and commercial units.

Why it matters: the beach, not the rooms

A 400-room hotel would add real supply to My Khe. But the hotel block does not start until April 2027. Our view: allowing for a normal build, those rooms are unlikely before 2029, and a hotel sharing a building with offices may not reach the top of the market.

The near-term change is the night area and the beach. If the city lets MBLand run services on the beach opposite, a developer would control footfall on a stretch of My Khe that neighbouring hotels also sell as their own. The footbridge would send guests straight from the complex to the sand. The night market would compete with hotel F&B on evenings that many beachfront hotels rely on.

The demand is there. Da Nang had 15.86 million overnight visitors in the first nine months of 2026, up 26.4%, including 7.73 million international visitors, up 28.7%, according to the city’s tourism authority as reported by The Investor. The city has also said it wants international visitors to stay longer and spend more, according to Tuoi Tre News.

What’s next

  • The city’s decision on the beach concession request and the footbridge
  • Investment approval and land procedures for both sites
  • Whether a hotel brand is named for the 400-room block
  • A room count and brand for the Hoi An resort, which would compete with Hoiana and the resorts around the old town

What it means for you

1. My Khe hotel owners: comment before the beach decision

Beach access is part of your product. If a neighbouring developer may run the beach opposite you, ask the ward and city now how access and services will be shared.

2. F&B managers: plan for an evening competitor in 2027

A night market opening in April 2027 will pull guests out of hotel restaurants and bars. Price and programme your evenings now, while you still have time to build loyalty.

3. Investors: discount the 400 rooms, not the land

Proposals often change before approval. The site’s value is the beach frontage and the night-economy licence. Underwrite the hotel rooms only when a building permit and brand are in place.

4. Hoi An operators: watch the second project

A cultural resort on the Dong Na–Ben Tre site would add supply close to the old town. Track the room count when MBLand files it. For pricing context in the city, see our Da Nang boutique hotels analysis and current Da Nang hotels for sale.
