Boutique hotels in Da Nang are scarce in the rated market. In our hotel database, built from the national star register, Da Nang city has 71 four- and five-star hotels, resorts and serviced apartments with published room counts. Only 10 have 100 rooms or fewer, and together they hold 888 rooms, about 6% of the 13,888 rated four- and five-star rooms. Nine are four-star city hotels, and none of the 10 carries an international brand. For owners, investors and operators, that is the story: Da Nang’s upscale supply is built at scale, and the small, design-led, branded hotel that has arrived in Hoi An has barely reached the city.
Key facts
- Rated four- and five-star stock in our database: 71 properties, 13,888 rooms, median 152 rooms.
- 100 rooms or fewer: 10 properties, 888 rooms (about 6% of rooms).
- 101–150 rooms: 24 properties, 2,833 rooms.
- Brand affiliation at 100 rooms or fewer: none international; nine are independent four-star city hotels.
- The one five-star: TIA Wellness Resort, 87 rooms, which began in 2008 as Fusion Maia, according to the resort.
- Official count: Da Nang’s tourism department lists 61 rated four-star establishments across the enlarged city, plus 36 “four-star-equivalent” properties that are unrated or whose recognition has lapsed (data to April 2026).
- Our definition: “boutique” here means a rated four- or five-star property with 100 rooms or fewer. It is a size test, not a design or brand label.

Takeaway: the 101–150-room band is where most rated Da Nang hotels sit, so a true boutique product of under 100 keys faces little rated competition, but also has few local benchmarks for lenders and valuers.

Ratings and room counts are from the national register via our database. Areas use the pre-2025 district names, which most buyers still use. “Independent” means we found no international brand, franchise or soft-brand affiliation.
Two patterns stand out. First, the city hotels cluster in Hai Chau, the centre on the west bank of the Han River, and in Son Tra behind the northern beaches. Second, the only beachfront property in the group is a wellness resort, TIA, sold on an all-inclusive spa model rather than on rooms alone.
Just above the line: small-format five-star resorts
Several of Da Nang’s five-star resorts sit just above 100 keys. They compete with boutique hotels for the same high-spending guests and show how operators price small inventory on the beach.
| Resort | Rooms | Operator or brand |
|---|---|---|
| Risemount Premier Resort Da Nang | 103 | Independent |
| Naman Retreat | 104 | Independent |
| Premier Village Danang Resort | 111 | Managed by Accor |
| Fusion Resort & Villas Da Nang | 129 | Fusion (Vietnamese operator) |
Room counts are from the national register via our database. Premier Village’s operator is from the resort’s own name, “Managed by Accor”.
Hoi An got the soft brands
Thirty kilometres south, in Hoi An, the small branded hotel already exists. Our database lists Namia River Retreat, an SLH hotel with 60 rooms, Vignette Collection Moire Hoi An with 128 rooms, and NHAAN Resort & Spa Hoi An, Tapestry Collection by Hilton. Soft brands and affiliations such as these let an owner keep the character of an independent while plugging into a global loyalty and distribution system. Da Nang has no equivalent in its rated small-format stock. For a mid-sized Hoi An example without a brand, see our profile of Amina Lantana Hoi An Hotel & Spa.
What it means for owners, investors and operators
1. There is white space for branded boutique in the city
No rated hotel of 100 rooms or fewer in Da Nang carries an international brand in our data. Soft brands have proven the format 30 km away. Our view: an owner of a well-located 60–100-room city or beach-road hotel has a credible case to pitch to collection brands, especially as Da Nang’s leisure pipeline grows.
2. The rating is part of the product
Da Nang has 36 four-star-equivalent properties that are unrated or lapsed, according to the tourism department. For a boutique hotel, the national rating is cheap proof of standard for tour operators, corporate buyers and lenders. Owners planning a brand conversion should treat the rating as a step in that process, not an afterthought.
3. Small keys need a second revenue engine
TIA’s spa-inclusive model shows the point: with fewer than 100 rooms, room revenue alone rarely carries a full upscale cost base. Investors should underwrite spa, F&B or residential income, not rooms alone.
4. Big supply is still coming
Sun Group and Marriott named Da Nang as a destination in their cooperation framework, as covered in our Sun Group–Marriott report. Large branded resorts will keep setting rate and distribution norms. Boutique operators win by not competing with them on scale.
