BIM Group is the Vietnamese conglomerate behind Regent Phu Quoc, InterContinental Phu Quoc Long Beach and InterContinental Halong Bay Resort. It started in Ha Long in 1994, and its property arm, BIM Land, develops hotels and keeps them, signing management deals with IHG, Hyatt, Ascott and others. For owners and operators, BIM Group matters because it is one of the few Vietnamese developers that build branded luxury resorts to hold, not to sell off as condotels. Its next opening, Park Hyatt Phu Quoc in December, adds a fourth international luxury flag to a portfolio that already has more than 1,000 resort keys.

Owner, not just developer

BIM’s model is to develop large mixed-use sites and keep the hotels inside them. Phu Quoc Marina, which BIM began in 2004, holds Regent, InterContinental and Sailing Club, alongside shops, a beach square and a water park. Halong Marina in Ha Long holds InterContinental, Citadines and residences.

The operator mix is deliberate. Luxury goes to IHG and Hyatt. Serviced apartments go to Ascott and Frasers. Lifestyle venues go to Sailing Club Leisure Group, in which BIM Land has now invested. That deal makes Sailing Club partly BIM’s own operator, for the hotels and venues on the Halong Marina peninsulas as well as in Phu Quoc.

BIM and IHG have signed six projects together, four of them operating, according to BIM at the InterContinental Halong Bay opening in July 2025.

Key counts are from the operators and BIM’s own pages. The three open IHG resorts in Vietnam total 1,036 keys. Park Hyatt adds 168 rooms and villas.

BIM also developed Royal Lotus Halong Resort & Villas and the Halong Plaza Hotel in Ha Long, and owns Fraser Suites Hanoi, a 186-apartment serviced residence in Tay Ho. We have not verified key counts for Sailing Club Signature, Citadines Marina Halong or Royal Lotus.

What its pipeline means

Phu Quoc: luxury, not volume

Phu Quoc’s supply is heading for about 31,000 rooms by 2030, as we reported in our Phu Quoc supply analysis. Much of that is Sun Group’s large Marriott-branded build in the south of the island. BIM is going the other way. Park Hyatt has only 168 rooms and villas on a 65-hectare beach site. That is a rate play, not a volume one.

Park Hyatt is also late. Hyatt announced the deal in March 2019 as a 110-key hotel and 65 residences for 2022. The opening date has moved four years.

Ha Long: BIM’s home market

Ha Long is where BIM began. InterContinental Halong Bay Resort, opened in 2025, was the first InterContinental beach resort in northern Vietnam. BIM Land is now marketing new apartment towers in Halong Marina, including the Prima Bay twin towers. More residents and residences on the same peninsula support hotel F&B and events, but they can also feed short-term rentals that compete with hotels.

What it means for you

1. Phu Quoc luxury owners: BIM sets the rate ceiling

Our view: with Regent and Park Hyatt, BIM will hold two of the island’s highest-priced international flags. If you run upscale product on the west coast, price against them, not against the big new supply in the south.

2. Operators: BIM signs with brands it knows

IHG has signed six projects with BIM, and Hyatt has stayed with Park Hyatt Phu Quoc through a four-year delay. BIM prefers repeat partners. New brands should expect a long courtship.

3. Ha Long hoteliers: watch the residences

BIM is adding apartments and branded residences in Halong Marina. If they enter the rental pool, they will compete with hotel rooms on weekends.

4. Lenders and investors: a hold-and-operate owner

BIM builds hotels to keep. That makes it a more stable counterparty than condotel developers, but its large pipeline still needs funding. Check project-level debt before relying on the group name.
