Amanpuri is where Aman began. Adrian Zecha opened it in 1988 on a former coconut plantation above Pansea Beach, on Phuket’s west coast. Today it has 40 hotel pavilions and 40 private villas, and Aman runs both. For owners and investors in Phuket, Amanpuri matters for its model, not just its fame: the hotel sells nights, the owners sell and rent villas, and Aman takes a role in both.

Who owns Amanpuri
Amanpuri was built by Adrian Zecha with Anil Thadani and two other partners. They mostly used their own money, because banks would not lend on such a small resort.
Ownership has changed hands with the company. Aman was bought out several times; since 2015 it has been controlled by Vladislav Doronin, who is chairman and chief executive of Aman Group, according to Aman. Pontwelly Holding Company took full ownership of Aman’s holding company that year.
We could not find the Thai company that holds the resort’s land and buildings. Thai law limits foreign ownership of land, so the legal structure is likely to include Thai entities. We do not state it without a filing.
Pavilions, villas and the rental pool
Amanpuri has two kinds of keys.
- 40 pavilions are hotel rooms of about 50 sq m inside, each with an outdoor sala; about half have a private pool.
- 40 villas of three to nine bedrooms are private homes on plots of about 3,000 to 10,800 sq m. Aman lists them in its fact sheet as resort accommodation, rented to guests with their own staff, and owners use them as homes.
Aman also sells villas under the Aman Residences name. An eight-bedroom double-plot villa was listed for US$24.88m in August 2026, through List Sotheby’s International Realty, according to Robb Report. Tenure for that listing was not stated clearly, and we have not checked it.
Our view: the villas do two jobs. They give Aman large, high-rate stock it did not pay to build, and they give owners an income from a home they use for only part of the year.
The 2026 refit
Amanpuri closed from 15 May to 13 September 2026 for enhancements and has reopened for the high season. Aman has not published the cost.
How it sits in Phuket’s top tier
| Amanpuri | Trisara | Rosewood Phuket | |
|---|---|---|---|
| Opened | 1988 | 2004 | 2018 |
| Hotel keys | 40 pavilions plus 40 rental villas | 39 pool villas and suites | 71 pool pavilions and villas |
| Private homes | 40 villas | 30 residences | Not covered here |
| Brand | Aman | Independent | Rosewood |
Trisara’s figures are from its website; Rosewood’s are from its 2018 opening release.
All three mix hotel keys with private homes. Amanpuri has the oldest name and the most villas. Trisara, owned and run by Thailand’s Montara Hospitality Group, is an independent on the same stretch of coast. Rosewood Phuket, on Emerald Bay in the south-west, is the newest brand at this level. We have not benchmarked live rates for this profile.
Why it matters in a weak Thai market
Thailand’s mid-market is under pressure. Arrivals are down and closures are rising; see our reports on Thai hotel closures in 2026 and Thai arrivals and visa delays. The top end is holding up better, because its guests are less price-sensitive.
New rules are coming too. Thailand’s draft Accommodation Act would replace the 2004 Hotel Act with a tiered system of notification, registration and licensing; see our report on the Thai Accommodation Act. Our view: villa rental programmes run inside a licensed resort should be well placed for that change.
What it means for you
1. Owners planning villas in Phuket
A hotel-run rental pool makes private villas easier to sell. Agree the revenue split, service charges and owner use rules before the first sale.
2. Investors
At this level, the value is in the land and the brand. Compare villa resale prices, not room rates alone.
3. Operators
Phuket’s ultra-luxury tier is small and stable. Refits like Amanpuri’s keep the oldest names in it.
4. Owners of mid-market Phuket hotels
The top tier and the mid-market are now moving in different directions. Do not price off the leaders.
