Bulgari Resort Bali is the Italian jeweller’s clifftop retreat at Uluwatu, on the southern tip of the Bukit. It opened in 2006 and has 59 villas and mansions on 8.4 hectares. The owner is PT Jimbaran Villas, led by Indonesian businessman Soetikno Soedarjo. Bvlgari Hotels & Resorts, which Bulgari runs with Marriott, manages the property. In January 2026 the two sides extended the deal by 20 years. For owners, Bulgari Resort Bali is the clearest Bali example of a long, stable owner-brand partnership.

Owner and operator

PT Jimbaran Villas owns the resort. Soetikno Soedarjo founded it and chairs it. His MRA Group (Mugi Rekso Abadi) holds Bulgari’s retail franchise in Indonesia, which explains how a jeweller came to build in Bali. A January 2026 report names Putri Soedarjo, George Mikhail Hanna and Lawrence Barki among the partners. We have not seen a company filing that sets out the exact shareholdings.

Bvlgari Hotels & Resorts is a partnership between Bulgari, part of LVMH, and Marriott International. Marriott manages the hotels. The January 2026 renewal means the brand stays at Uluwatu for another 20 years.

We found no evidence of branded residences for sale at the Bali resort. The villas are hotel stock.

Rooms and product

Type Note
Ocean-view villas One bedroom, private pool, on the cliff
Mansions Larger multi-bedroom villas with private pools

Every unit has a private pool. The resort mixes Balinese stone and thatch with Italian interiors. An inclined lift runs down the cliff to a private beach. The spa, the main pool and the restaurants complete a small, self-contained product.

Bulgari has the fewest keys of the three by far. Read our profiles of Four Seasons Jimbaran Bay and The Ritz-Carlton, Bali, and our analysis of Bali’s luxury hotel pipeline.

Our view: with 59 keys, Bulgari sells scarcity. It does not need the volume that a 300-room resort does.

Why it matters now

Bali’s luxury pipeline is growing. Our pipeline analysis counts about 1,700 five-star rooms on the way. Market-wide average rates sit near US$150. New luxury supply puts pressure on resorts that rely on rate alone.

A 20-year renewal sends a signal. The owner has chosen to stay with the brand rather than test another flag or go independent. For a resort that is 20 years old, that also points to reinvestment, though no renovation plan has been published.

What it means for you

1. Owners of small luxury resorts

Scarcity works. A small key count, a single striking site and a strong brand let you hold rate as supply grows.

2. Owners near renewal

Bulgari renewed for 20 years. Use the renewal to agree capital plans, fees and performance tests before you sign.

3. Investors

Family-owned Bali assets with long brand contracts rarely trade. Expect few chances to buy at this level.

4. Brands

Fashion and jewellery brands bring guests who may never use a loyalty scheme. That is a different demand base from the mainstream chains.
