The Ritz-Carlton, Bali is a 313-key luxury resort at Sawangan, on the southern tip of Nusa Dua, with suites and villas set across a clifftop and a beach. Marriott runs it under The Ritz-Carlton brand. It opened in February 2015, when trade press named PT Bali Nusaintan as owner, and we have not confirmed the owner today. For Bali owners and operators, the Ritz-Carlton Bali matters because it is the mid-sized resort in Nusa Dua’s luxury set, between the small St. Regis and the larger Apurva Kempinski.

Owner and operator

When Ritz-Carlton announced the project in June 2013, it named PT Oriental Indah Bali Hotel Company as owner. At the 2015 opening, spa trade press and the main contractor, PT Tatamulia Nusantara Indah, named PT Bali Nusaintan as owner. The two names may refer to the same group, but we have not found a filing that links them or shows who owns the resort now.

Marriott runs the hotel through The Ritz-Carlton Hotel Company. The brand returned to Bali with this resort. Marriott also runs Mandapa, a Ritz-Carlton Reserve, in Ubud, which holds three MICHELIN Keys in 2026.

Key counts are from each operator. See our profiles of The St. Regis Bali and The Apurva Kempinski Bali.

Our view: the Ritz-Carlton’s all-suite product, from 100 sq m, lets it price above most of Nusa Dua without the tiny inventory of St. Regis. Its weak point is events. Meeting space for 200 at opening is far below Apurva’s 1,076 sq m ballroom, so it relies on weddings, couples and families more than conferences.

Why it matters now

Bali’s new supply is almost all five-star. About 1,700 rooms are due from the second half of 2026 to 2029, mostly in Ubud and Canggu, as our Bali luxury pipeline analysis shows. Foreign arrivals to August were slightly down on 2025.

Our read: in a flat market with more luxury rooms, Nusa Dua resorts compete on product and loyalty. The Ritz-Carlton has both Marriott Bonvoy and a large share of villas. That should help it hold rate better than four-star hotels, but it will face more pressure on its suite prices as new villa resorts open on the Bukit.

What it means for you

1. Resort owners: suites hold rate better than rooms

An all-suite resort can keep a higher entry price. If you are renovating, look at combining rooms into larger units.

2. Operators: weddings are a real business line

The chapel, cliff and beach make weddings a steady source of group revenue. Sell them as a year-round product, not only in peak months.

3. Investors: confirm the owner first

The owner named in 2013 and 2015 differs, and we found no current filing. Any buyer or lender should start with the land title and the hotel management agreement.

4. Nusa Dua rivals: events are the gap

The Ritz-Carlton’s meeting space is small. Resorts with large ballrooms can take conference demand it cannot.
