Four Seasons Resort Bali at Jimbaran Bay is one of the island’s original luxury villa resorts. It opened in June 1993 on a hillside above Jimbaran Bay and has 147 villas plus nine larger Residence Villas. Four Seasons runs it, and Singapore-listed Hotel Properties Limited (HPL) lists it as one of its Indonesian resorts. For Bali owners, Four Seasons Jimbaran matters because it is the oldest test of whether an all-villa product can keep its rate position as newer clifftop resorts open on the Bukit and in Nusa Dua.

Owner and operator
HPL is a Singapore-listed hotel and property group. Its 2025 annual report says its Indonesian portfolio includes five resorts: Four Seasons Resort Bali at Jimbaran Bay, Four Seasons Resort Bali at Sayan, Four Seasons Resort Bali Jimbaran Estates, Hard Rock Hotel Bali and Sheraton Belitung Resort. The report describes Jimbaran Bay as 147 thatched-roof villas and nine Residence Villas.
HPL holds its Indonesian hotels through local subsidiaries. The annual report does not say which company holds this resort, so we name HPL as the owner and do not name the local entity.
Four Seasons manages the resort under its own brand. HPL is one of the brand’s long-standing owners in the region: it holds both Four Seasons resorts in Bali, which lets the two properties sell a coast-and-Ubud combination to the same guest.

The 2015 to 2017 renovation was more than a refresh. Four Seasons said at the time that Deluxe and Premier villas got bedrooms about 50% bigger, new living rooms and larger plunge pools, and that two new top categories, the Imperial and Royal Villas, were added. The whole workforce stayed on full-time during the two years, and the operator said about 60% of staff had been there for more than 20 years.
Four Seasons also says the site has more than 300 Hindu shrines, one dating back to the 15th century. That is a product asset, and also a constraint: on a site like this, much of the land cannot be redeveloped.

Our view: Jimbaran Bay competes on privacy, not size. With 156 villas, it does not chase the conference and wedding volume that the Apurva or the Ritz-Carlton can take. Its rate depends on the villas still feeling current. The 2015 to 2017 renovation reset that. By the time the next wave of Bali’s luxury supply opens, those villas will be more than ten years past their last full refurbishment.
Why it matters now
Bali is adding luxury rooms, not mid-market ones. About 1,700 five-star rooms are due from late 2026 to 2029, as we set out in our Bali luxury pipeline analysis. Much of that supply is on the Bukit and in Nusa Dua, close to Jimbaran.
Local sourcing is the other live issue. Bali’s governor says hotels that do not meet the local products rule will get warnings and then a permit review, as we reported in our story on the Bali local products rule. Four Seasons says this resort already sources 95% of its fruit, vegetables, fish and seafood locally. For an older resort, that is a strong compliance position.
What it means for you
1. Owners of older villa resorts: plan the next refurbishment now
New clifftop resorts will open with new villas. Agree the scope and timing of the next renovation with your operator before they arrive.
2. Operators: keep the team through a renovation
Jimbaran Bay kept its full workforce on during a two-year rebuild. For a service-led luxury product, that protects the thing guests return for.
3. Owners with two assets: sell the pair, not just the resort
An owner with resorts on the coast and in Ubud can sell split stays. Ask your operator for joint packages across both assets.
4. Developers: villas need land, and land is limited
Jimbaran Bay’s low density and shrines are part of its value. New projects that pack more keys on a site will sell a different product.
5. Revenue managers: use local sourcing in sales
With the local products rule now enforced, a documented local supply chain is a selling point for corporate and wedding buyers.
