Owner and operator
Lotte Coralis Vietnam is the investor and owner of Lotte Center Hanoi, according to Vietnamese property records and the building’s own materials. It also manages the building. Hotel Lotte, the group’s hotel company, runs Lotte Hotel Hanoi under its own brand.
Because one group owns the tower and runs the hotel, there is no management contract between unrelated parties to renegotiate. Lotte’s wider business in Vietnam also includes retail and a second Hanoi hotel. At opening, the hotel also joined Worldhotels, a marketing network, to reach travellers outside Lotte’s Korean base.

Our view: Lotte Hotel Hanoi does not compete with Capella on rate or with the old quarter on charm. Its strengths are size, a big ballroom and the view. The Lotte name is also well known to Korean travellers and companies, a source of demand that independent owners cannot easily copy.
Why it matters now
Hanoi wants at least 10,000 more four- and five-star rooms by 2030, as our Hanoi upscale rooms analysis shows. Much of that will have to come in towers, because large plots in the centre are rare. Lotte Center is a working example of the model: retail and offices in the lower floors, a hotel and residences above, one owner. Lotte has since repeated it at Lotte Mall West Lake, with the L7 hotel on the upper floors of a shopping complex.
What it means for you
1. Developers: a hotel can anchor a tower
A large hotel gives a mixed-use tower a brand, a lobby and event space. Lotte shows that one owner holding the retail, offices and hotel can run them as one product.
2. Owners: watch Korean demand
Korean groups now run several upscale hotels in Hanoi, including Lotte, L7 and Shilla Monogram. They will compete hard for Korean corporate and group business.
3. Event sales teams: the ballroom sets the set
A ballroom for more than 1,000 guests puts Lotte with JW Marriott for the largest dinners and conferences in western Hanoi. Smaller hotels should target the events those two cannot fit in.
4. Investors: owner-operators are harder to buy
When one group owns and runs the hotel, a sale or rebrand is unlikely. Count Lotte Hotel Hanoi as long-term fixed supply in Ba Dinh.
