Padma Resort Ubud is a 149-room resort in Payangan, in the hills north of Ubud. It opened in 2016 and is best known for its 89-metre heated infinity pool over a forested valley. Padma Hotels, an Indonesian group, runs it, and Kompas reports that the same group owns it. There is no international brand. For owners and investors, Padma Resort Ubud is one of the largest home-grown upscale resorts in the Ubud area, and a test of how a domestic brand competes as global names move in.

Who owns Padma Resort Ubud

Padma Hotels is the brand of PT Puri Padma Management, which was set up in 2016. It runs five hotels: Padma Resort Legian, Padma Hotel Bandung, Padma Resort Ubud, Resinda Hotel Karawang and Padma Hotel Semarang.

The group started in Legian. Kompas reports that Budi Hartono, a shareholder of PT Puri Zuqni, bought the Legian beachfront land, and that the first hotel opened there in 1990. Kompas also links the group to PT Trigana Putra Mandiri, a Djarum subsidiary. Djarum is the conglomerate controlled by brothers Budi and Bambang Hartono, who also control Bank Central Asia.

Kompas describes the Legian, Bandung and Ubud hotels as PT Puri Zuqni properties, with Padma Management also running Resinda Hotel Karawang. Padma has not published the legal owner of the Ubud resort. We treat the group as the owner and the exact company as unverified.

If Kompas is right, this is an owner-operator model. The owner keeps the management fee, the brand fee and control of the product. It also carries all the risk and pays for its own distribution, without a global loyalty programme.

The product

Padma Resort Ubud has 149 rooms and suites, from Premier rooms to two-bedroom and family suites, and club rooms with their own lounge. The resort says every room has a view over the valley or forest.

The 89-metre heated infinity pool is the main draw. The resort also has a ballroom, two meeting rooms, a kids’ club, an agroforestry garden and outdoor wedding venues. It is designed for longer family and wellness stays, not quick visits from central Ubud.

See our profiles of Alaya Resort Ubud and Capella Ubud, and our report on Anantara’s Ubud villas, which sit next to Minor’s 85-key resort. For an independent owner-operator in Bali at the other end of the size scale, see The Edge Bali.

Padma is the largest of these. Kimpton Suntaya will be IHG’s first Kimpton in Indonesia, and brings a global loyalty base into central Ubud. Padma’s answer is space: a big pool, gardens and family facilities that town-centre hotels cannot match.

Our view: Payangan’s distance from central Ubud is both the risk and the moat. Padma does not compete on location. It competes on the resort itself, and on the domestic and repeat guests its group already serves.

Bali context

Bali’s market softened in September. Star-rated hotel occupancy fell to 66.42%, and domestic air passengers dropped sharply; see our report on Bali hotel occupancy in September. As an Indonesian brand, Padma may rely more on domestic guests than international brands do. If so, a weaker domestic market hits it harder.

Costs are rising too. Bali wants its tourist levy to raise more in 2027; see our report on the Bali tourist levy target. And land is changing hands: see the Jayakarta owner’s Bali land sale for a recent price.

What it means for you

1. Owners of independent Bali resorts

Padma shows that a domestic brand can run a 149-key upscale resort without a global flag. The cost is distribution. Measure what you pay to online travel agents against what a brand would charge.

2. Investors

A Djarum-linked owner can wait out a slow season. Smaller independent owners in Payangan and north Ubud may not. Watch for assets coming to market.

3. Revenue managers in Ubud

When it opens, Kimpton adds 101 branded keys in central Ubud. Expect more pressure on rate for couples and short stays. Families and longer stays are easier to defend.

4. Brands

Padma runs its own five-hotel platform. Global brands looking for conversions in Bali should expect home-grown groups to keep their own names.
