Capella Ubud is a 23-key luxury tented camp in Keliki village, in the rainforest above the Wos River north of Ubud. It opened in June 2018. A private Indonesian company, PT Awahita Indonesia Putra, owns it, and Capella Hotel Group runs it. The camp has 22 one-bedroom tents and one two-bedroom lodge, each with its own pool. For Bali owners, Capella Ubud answers a commercial question: how high can a hotel price without a beach, a ballroom or a big brand loyalty scheme? Capella’s own 2026 package starts at about IDR19.9m a night before tax.

Our view: Capella Ubud sells something that cannot be built twice in the same place: a few tents spread along a protected river valley, with no other guests in sight. That is why a 23-key camp can price with Bali’s beach villas. The cost is scale. The camp cannot host large events, and every empty tent is a big share of a small night’s revenue.

Why it matters now

Ubud is where Bali’s new luxury rooms are going. Colliers counts about 1,700 five-star rooms due on the island from late 2026 to 2029, led by Ubud and Canggu, as our Bali luxury pipeline analysis shows. Named projects include JW Marriott Ubud (101 keys) and The Apurva Kempinski Ubud (160 keys). Branded residences are also arriving, as in Anantara’s Ubud villas. Most new Ubud supply is far larger than Capella. That makes the small, ultra-luxury end less crowded, but the upper-upscale middle more so.

What it means for you

1. Ubud owners: small can win on rate

Capella shows that 20 to 30 keys, a strong design and a famous operator can price at the top of Bali. If your site is special, do not overbuild it.

2. New Ubud hotels: do not chase the camp

A 100-key resort cannot match a 23-key camp on privacy. Compete on what the camp lacks: events, families, wellness programmes and more room types.

3. Investors: price the key, not the room count

A 23-key hotel lives or dies on rate and on the owner’s patience. Underwrite occupancy carefully, as one or two empty tents move the month.

4. Operators: use the village

Capella builds its guest programme around Keliki village, its temple and local guides. That is cheap to run, hard to copy and it supports the rate.
