The Edge Bali is a cliff-top villa resort in Pecatu, at the southern tip of Bali’s Bukit peninsula. It has only eight villas, but it is one of the best-known hotel names on the island because of oneeighty°, its day club with a glass-bottom pool over the cliff. It has no international brand. An Indonesian company runs it. For owners and investors, The Edge Bali is a case study in two things: how an independent product earns luxury rates from very few keys, and the planning risk of building on Bali’s cliffs.

Who owns and runs The Edge Bali
The resort is run by PT Bali Selaras Indah Sejati. Its director, Dian Ariani, announced a new general manager, Greg Hoehn, in November 2025 and described the company as the one in charge of the resort, according to Bali Tourism Now.
We could not find the company’s shareholders or who holds the land title in any public filing, so we do not name an ultimate owner.
The Edge Bali has no management contract with a global brand. It sells direct, through its own website and agents, and runs every outlet itself.
The business model: eight villas, many outside guests
Eight villas cannot carry a resort of this size on room revenue alone. The Edge Bali makes up the gap with outside guests:
- oneeighty°, a day club and beach club with a sky pool about 162 metres above the sea, sold by day pass;
- The cave, a restaurant inside a natural cave by Singapore-based chef Ryan Clift;
- spa, high tea and half-day packages for non-residents;
- weddings and events at several cliff-top venues.
Our view: this is closer to a destination club with rooms than a hotel. It works because the site is unique and Uluwatu draws day visitors. It also means income depends on the venues that are now under review.
The 2026 permit case
In January 2026, the Bali legislature’s spatial planning and permits committee (Pansus TRAP) and the province’s Satpol PP enforcement unit inspected the resort. They found that it held a business registration number but had not completed its spatial use approval (PKKPR) or its environmental management documents (UKL-UPL), according to Antara. The committee said the end of the sky pool extends past the cliff setback and may have to be demolished. It also questioned the use of a natural cave, which it believes may be a protected heritage site, as a restaurant.
The resort was given until 20 January 2026 to complete its permits. Officials said they could seal the site if it did not. We found no public record of the outcome. The cave restaurant was still promoting new menus in March 2026, and the resort’s website still sells the cave and the sky pool.

The branded neighbours sell loyalty and a known standard. The Edge Bali sells the view, privacy and its venues. Its villas are priced as private estates, not hotel rooms. We have not benchmarked live rates at the branded resorts for this profile.
What it means for you
1. Owners of cliff-top sites on the Bukit
Bali’s legislature is now checking permits building by building. Make sure your PKKPR and UKL-UPL are complete before an inspection, not after.
2. Independent resort owners
A small key count can work if the site supports outside revenue. Price the day club and restaurant as part of the asset, not as extras.
3. Investors
Ask what share of revenue comes from facilities with incomplete permits. That is the income most at risk.
4. Operators
Costs on the island are rising, from wages to the Bali tourist levy. Unbranded products need direct demand strong enough to carry them.
