Six Senses Uluwatu sits high on the cliffs at Pecatu, near Pura Luhur Uluwatu on Bali’s Bukit peninsula. It opened in August 2018 with suites and pool villas facing the Indian Ocean. The owner is an Indonesian company in the KG Group; the operator is Six Senses, which IHG bought in 2019. For owners and investors, Six Senses Uluwatu is now a test of reinvestment: the resort closed on 1 February 2026 for a full refit, less than eight years after opening, and will return as Six Senses Bali.

Owner and operator

KG Group’s property arm, KG Global Development, built the resort through its subsidiary PT Cahaya Warna Prima. A KG Group director told Bisnis.com in 2018 that the group did not build on its own land, but in partnership with a local landowner. He put construction at about Rp1 trillion and opening rates at US$700 to US$800 a night.

That is the last public statement on ownership we could find. We could not confirm whether the owning company or the land terms have changed since 2018. The 2026 refit suggests the owner is still investing rather than selling.

Six Senses runs the resort; the terms of its agreement with the owner are not public. IHG bought Six Senses in 2019, so the resort now sits inside IHG’s loyalty and distribution system.

Rooms and product

At opening the resort had 28 Sky Suites, 62 one-bedroom villas, seven two-bedroom villas and The Retreat. Six Senses’ current listings show 28 Sky Suites and Penthouses, 75 Cliff Pool Villas with one to three bedrooms, the Presidential Villa and The Retreat. The resort also has a spa, a ballroom, two meeting rooms, a wedding pavilion and its own Balinese temple.

The 2018 plan included a second phase of 62 three-bedroom villas. We found no Six Senses Residences listing for Uluwatu and could not confirm whether that phase was built. We do not count it.

The 2026 refit

Six Senses says the resort has been closed since 1 February 2026 for a “thoughtful transformation” and calls the result a “completely reimagined” resort. The brand now markets it as Six Senses Bali. Six Senses posted on LinkedIn in August and September that the resort would reopen “very soon” and was recruiting staff. We found no confirmed reopening date as of 30 October.

Our view: a full closure of nine months or more is a big call for an owner. It removes a year of trading. It makes sense only if the owner expects the refreshed product to win back rate against newer cliff-top rivals.

The Bukit’s luxury end is crowded and still growing. Bali’s government is also raising the cost of a visit; see our report on the Bali tourist levy target for 2027. For cliff-top resorts, that favours guests who pay for privacy and wellness, which is Six Senses’ core pitch.

What it means for you

1. Owners of Bali luxury resorts

Eight years is a short life before a full refit. Budget for major reinvestment earlier than a city hotel would need it.

2. Investors in leased land

Partnerships with local landowners are common in Bali. Check the lease term against the refit’s payback before you fund it.

3. Revenue managers on the Bukit

Six Senses’ return adds a refreshed rival. Expect it to price for wellness and longer stays.

4. Operators

When it reopens, Six Senses Bali gives IHG a refreshed luxury product to sell on the Bukit, alongside its InterContinental in Jimbaran.
