The Okura Prestige Bangkok is the Japanese-brand luxury hotel on the upper floors of Park Ventures Ecoplex, on Wireless Road at Ploenchit. It opened in May 2012 with 240 rooms. SET-listed Asset World Corp (AWC) owns it on a leasehold, and Okura Nikko Hotel Management runs it. For Bangkok owners, The Okura Prestige Bangkok matters because it is one of the few CBD hotels with published trading numbers, and those numbers show a hotel that earns its fair share against a strong local set without the scale of a big brand.

Owner and operator

Univentures developed Park Ventures Ecoplex through its subsidiary Lertrattakarn. The office space was later put into Golden Ventures Leasehold REIT (GVREIT). AWC’s subsidiary TCC Hotel Asset Management (THAM) holds 28,200 sq m of the building and 235 parking spaces for the hotel on a sublease from GVREIT, according to AWC’s 2025 annual report. AWC lists GVREIT as a related party with common ultimate major shareholders.

So the answer to “who owns the Okura Bangkok” has two layers. AWC owns the hotel business and the leasehold rights. The building sits in a REIT linked to the same family group. AWC does not publish the remaining lease term in the sections we read, so investors should treat it as unknown.

Okura Nikko Hotel Management, a subsidiary of Japan’s Hotel Okura, runs the hotel. It is one of only five Okura Prestige hotels worldwide, according to AWC.

How it compares in the Ploenchit CBD

Operator Okura Nikko Rosewood Marriott (Luxury Collection)
Owner AWC (leasehold) Rende Development AWC (leasehold)
RevPAR 2025 THB6,045 Not published THB4,516
RevPAR index 2025 99.7 Not published 116.1

AWC figures for The Okura and The Athenee come from its 2025 annual report. See our profile of Rosewood Bangkok, the newer luxury tower a short walk along Ploenchit.

Our read: the Okura earns more per room than its sister hotel down the road, but the Athenee beats its own competitive set by more. A RevPAR index of 99.7 means the Okura is taking almost exactly its fair share. For a 2012 hotel next to Rosewood, that is a solid result. It also suggests limited room to push rate without a product change.

Why it matters now

Bangkok’s rates are soft. Occupancy averaged 70% in the third quarter of 2026, but the average rate fell 3.9%, as our Bangkok Q3 market analysis shows. The riverside hotels set the luxury ceiling: Capella Bangkok now holds three MICHELIN Keys.

AWC is betting on the brand anyway. It plans The Okura Prestige Sukhumvit Bangkok at Sukhumvit Soi 38 near Thong Lo, with construction expected to start in 2026 and a tentative 2028 opening, and Okura Resort Chiang Mai, about 220 rooms, by 2029. The Wireless Road hotel is the proof point for both.

What it means for you

1. Owners: use the RevPAR index, not just RevPAR

The Okura has higher RevPAR than the Athenee but a lower index. Ask your operator for both, and judge them on share of the market, not on the raw number.

2. Investors: check the lease layers

Hotels inside REIT-held buildings have two owners in practice. Get the sublease term and renewal rights before valuing the hotel business.

3. Japanese and Asian brands: Bangkok can take more

A Japanese operator holding fair share in the CBD, with two more hotels planned, shows room for non-Western luxury brands that bring their own source markets.

4. Revenue managers: F&B is part of the rate story

Seven outlets and a MICHELIN-recognised French restaurant support room rate and local demand. Price packages around them on soft-rate nights.
