Vinpearl Landmark 81 is the 223-key luxury hotel in the upper floors of Landmark 81, Vietnam’s tallest building, on the Saigon River in Binh Thanh, Ho Chi Minh City. Vinpearl owns it, and Marriott International has run it as Vinpearl Landmark 81, Autograph Collection since 2023. For owners and operators, Vinpearl Landmark 81 is worth studying less for the view than for the deal. A Vietnamese owner kept its own name on the door and rented Marriott’s distribution through a soft brand. That is a model other domestic groups are now copying.

Owner: how the hotel moved inside Vingroup

The tower was built by Vingroup’s property arm Vinhomes as the centrepiece of Vinhomes Central Park and completed in 2018. The hotel opened the following April under Vinpearl’s own luxury brand.

In February 2022 a dedicated hotel company was set up with charter capital of about VND 1,605bn, 99.88% contributed by Vinhomes. In July 2022 VnExpress reported that Vinhomes had transferred its entire stake to Vinpearl, an internal Vingroup transaction. A March 2025 broker note on Vinpearl’s listing showed Vinpearl holding 99.99% of the company. Vingroup in turn owned 85.55% of Vinpearl at the end of March 2025, and Vinpearl has traded on HOSE since May 2025.

Our view: moving the hotel out of the residential developer and into the listed hotel company made the asset easier to value, finance and flag. The building’s residential and retail podium stayed with the property side, and the hotel joined the hospitality balance sheet that investors could buy into in 2025.

Operator: why a soft brand

In June 2022 Vinpearl and Marriott announced a partnership covering eight hotels and nearly 2,200 rooms, with this hotel listed first. Vinpearl’s own release described the partnership as Marriott managing the hotels. Six were conversions due that year, including what became Sheraton Hai Phong, Sheraton Can Tho and Da Nang Marriott Resort & Spa.

Most of those hotels took a full Marriott brand. Landmark 81 took Autograph Collection, Marriott’s collection of independent hotels that keep their own name and identity. The trade-off is simple:

Owner keeps Owner gets from Marriott
The Vinpearl name and the tower’s identity Marriott Bonvoy loyalty and global sales
Its own design and F&B concept Marriott’s booking channels and corporate accounts
Room to stand out from Marriott’s other HCMC hotels Operating standards and management, per Vinpearl’s description

Our view: for a trophy asset in the country’s tallest tower, the name was worth more than a full flag. The soft brand let Vinpearl keep the name and still plug into Bonvoy’s international corporate and leisure demand, which a domestic brand cannot reach on its own. By our count, 11 of Vinpearl’s 35 hotels now carry Marriott brands.

Rooms and product

Marriott lists 223 rooms and suites, all with floor-to-ceiling windows over the city and the Saigon River. Marriott’s current listing says rooms start on level 49. Vietnamese press at the 2019 opening, and VnExpress in 2022, said the hotel starts on level 47. Marriott’s own 2023 announcement said levels 47 to 71. We report the range and do not pick one.

Where it prices

Avison Young put Ho Chi Minh City’s five-star average room rate at about US$250 a night in Q3 2026, with occupancy of 75–80%. Savills says no new hotels are due to open in the city in the fourth quarter, and only one in 2027. We do not publish a rate for this hotel. Public rates move by date and channel, and a single snapshot misleads.

The competitive set is the city’s other luxury and upper-upscale hotels in the old District 1 and across the river, such as Park Hyatt Saigon. Landmark 81’s edge is height and novelty. Its weakness is location: it sits in Binh Thanh, a short ride from the old District 1 core, and Savills notes that both leisure and business guests prefer to stay in the centre. Our analysis of HCMC’s supply freeze covers why that gap matters less while no new hotels open.

What it means for you

1. Domestic owners: the soft brand is a real option

If your asset has a strong name of its own, a soft brand such as Autograph Collection can bring loyalty and distribution without erasing that name. Compare the fee load with a full flag before signing.

2. HCMC luxury GMs: Landmark 81 sells height, not location

Corporate demand still clusters in the old District 1. Landmark 81 wins leisure, events and the “first visit to Saigon” guest. Price your own product on what it offers that the tower cannot.

3. Investors in VPL: this is a showcase asset

The hotel is small in Vinpearl’s 17,525-room portfolio, but it is the group’s most visible city hotel. Its rate and occupancy say more about brand positioning than about group earnings.

4. Developers: put hotels in their own company early

Vingroup put the hotel in a separate company before moving it to Vinpearl, which made the transfer clean. Mixed-use developers planning to sell or list a hotel later should do the same at the start.
