The Peninsula Bangkok stands on the Thonburi side of the Chao Phraya, facing the old riverside hotels across the water. It opened in 1998 with 370 rooms in a 37-storey tower. The owner is The Hongkong and Shanghai Hotels (HSH), which owns all of it and runs it under its own Peninsula brand. For owners and investors in Bangkok, The Peninsula Bangkok is the rare riverside hotel where the owner, the operator and the brand are the same company.

Owner and operator

HSH is listed in Hong Kong and owns or part-owns every Peninsula hotel. Its 2025 annual report lists The Peninsula Bangkok at 100%. Siam Chaophraya Holdings, a Thai subsidiary, holds the hotel. The report records the hotel site as freehold and lists a separate plot of vacant land near the hotel with its use undetermined.

It was not always fully owned. Until 2020 the hotel sat in a joint venture with the Phataraprasit family. In September 2020 HSH agreed to buy the family’s 50% economic interest in the hotel and the land around it. It paid US$70m in cash and handed over its own 50% stake in the Thai Country Club and its land, according to TTG Asia. HSH said the deal settled current and possible disputes between the partners, including one over the hotel management agreement. The deal completed in October 2020.

HSH also manages the hotel. There is no third-party operator and no franchise. All the hotel’s profit, and all its risk, sits with one company.

Rooms and product

Every room has a river view, according to the hotel. Room types range from deluxe rooms to the Peninsula Suite. The hotel’s facilities include:

  • a three-tier pool beside the river;
  • The Peninsula Spa, in a three-storey Thai-style building;
  • Thiptara, a Thai restaurant, plus other restaurants and bars;
  • tennis and pickleball courts;
  • a hotel boat to the east bank.

The boat matters. The Thonburi bank is quieter, but guests need a crossing to reach the old city and the business districts.

How it compares on the river

Read our profiles of Mandarin Oriental Bangkok and Capella Bangkok, and our report on the Royal Orchid Sheraton REIT dispute.

Our calculation: HSH’s valuation works out at about HK$1.9m per room. The Royal Orchid Sheraton’s approved THB5.3bn sale works out at about THB7.3m per room. The currencies differ, and so do the assets: one is a fully owned luxury hotel on freehold land, the other a larger upscale hotel sold under dispute.

Why it matters now

The river is getting more crowded at the top. Capella opened in 2020 with three MICHELIN Keys in 2026. Hyatt is adding a lifestyle option; see QURO Bangkok Riverside. Bangkok’s wider market is covered in our Q3 2026 Bangkok hotel market review.

HSH is open about the pressure. Its 2025 annual report says The Peninsula Bangkok “may face ongoing competitive pressures and macro-driven volatility”. It expects demand for wellness, weddings and local experiences to offset that. HSH said Bangkok stayed resilient in 2025 despite border disruptions, an earthquake and a period of national mourning.

Our view: full ownership is a strength in a slow market. HSH has no partner to buy out, no management fee to pay to a third party and freehold land with spare plots. The cost is concentration. Every downturn on the river lands on one balance sheet.

What it means for you

1. Owners in joint ventures

Partner disputes are expensive. HSH settled its Bangkok dispute by swapping assets. Agree exit terms before you need them.

2. Investors in riverside hotels

Freehold land and spare plots add option value that the hotel’s trading numbers do not show.

3. Revenue managers on the river

The top of the market now has four strong names. Differentiate on product and events, not only on rate.

4. Brands

Owner-operated luxury still works where the owner has a global brand and patient capital. Few owners do.
