Vietnam hotel openings, October 2026: the north leads. Between 15 September and 23 October, five hotels with 1,336 keys open and three new management agreements add 613 more, and 77% of the 1,949 keys are in Hanoi and Quang Ninh. For owners and operators in the north, that is a sudden jump in upscale competition. For developers, it shows operators signing outside Phu Quoc and Ho Chi Minh City.

This is our first monthly roundup. It covers openings and signings announced from 15 September to 4 October 2026, plus openings already dated for October. Each figure comes from the company or the local report linked in the tables.

Bar chart of eight Vietnam hotel openings and signings from 15 September to 23 October 2026 by keys, led by Centara Van Don with 481, Shilla Monogram Hanoi with 319 and Avani+ Hanoi with 310

Takeaway: openings outweigh signings this month, 1,336 keys to 613, and the two biggest openings are both in the north.

Bar chart of keys by city or province: Hanoi 847, Quang Ninh 651, Nha Trang 198, Da Nang 148 and Da Lat 105

Takeaway: Hanoi and Quang Ninh account for 1,498 of the 1,949 keys, or 77%.

Hanoi: three projects in a month

Hanoi has two upscale openings near West Lake, LÈGACY in September and Shilla Monogram in October, and Minor Hotels’ first Hanoi deal, Avani+ Hanoi in Hinode City, due in 2028. Wink Hanoi Westlake, Co Loa Marriott and Waldorf Astoria Hanoi are further back in the pipeline; our Shilla Monogram story compares all six. Hilton is hiring a general manager for Waldorf Astoria Hanoi.

Quang Ninh: 651 keys in a fortnight

Tra Co Long Beach opened in Mong Cai on 19 September and Centara opened in Van Don on 1 October. In Van Don, only about 18% of first-half visitors stayed overnight, by our calculation from local figures, so the Centara Van Don story asks where the demand comes from. Meliá is also recruiting a cluster general manager for its Vinpearl hotels in northern Vietnam.

The rest of the pipeline

Phu Quoc and Ho Chi Minh City are missing from this month’s openings and new signings, but not from the pipeline. Sun Group’s framework with Marriott names four brands for Ruby Beach ahead of APEC 2027, and Ascott’s nine Vietnam deals, announced in July, put 1,400 units in Phu Quoc from 2028.

What it means for owners, developers and operators

1. Northern upscale supply is arriving now, not in 2028

Four of the five openings, with 1,188 keys, are in the north, and all four open between 16 September and 23 October. Hotels in Hanoi and Quang Ninh face new upscale competition from the fourth quarter of 2026, not from the 2028 pipeline.

2. Operators are signing in second-tier markets

The three signings are in Hanoi, Nha Trang and Da Lat, and two of them are in leisure destinations. Our view: owners outside the big three gateways have more operator choice than a year ago, including Vietnamese groups such as Fusion.

3. Mixed formats are standard

LÈGACY counts 133 serviced apartments among its 218 units, and every Centara room has a kitchenette. Owners should compare competitor supply by format, not only by key count.

4. Openings mean hiring

Five openings in six weeks need pre-opening and operating teams. Our hotel jobs in Vietnam listings track current senior roles, including in Hanoi and northern Vietnam.
